I've heard both ways on the tax credit. My thinking is, its assumed it will pass. There's ample support to get this done. However I dont think its happened just yet. When it does pass, you'll hear about it everywhere.

@vorpal-Eldora got over 24" and its a great beginner ski area learned to ski there myself. Going to watch CU tomorrow, playing Missouri. Hopefully they will bring their game..Mary Jane /winter park also a little hard to get there for just the day, but great skiing. I like to ride my M/cycle over in the summer months when Trailridge is passable. Still, try and get over at least once per year. Dont do any appraising up that way, but its a phenominal ride. Estes Park is my usual riding limit, but will venture through the National Park once in a while. Gotta go meet some potetial non mortgage clients, but will be on here periodically. Have a nice Halloween.

Graduated from CU - LOVE Colorado. Skiied Vail, Aspen, Winter Park (b4 Mary Jane was it's own destination-oops, dating myself) Steamboat and A-Basin. Spent many a cold night skiing at Eldora (close and cheap!). Hmmm those were the dayzzzzzzz.

The law is the offer has to be presented but the seller doesnot have to accept unless it is all cash at the listing price and no addtional terms, conditions, or contingencies. If the seller refuses that offer then there's a lawsuit coming their way. If the Realtor is not presenting the offer, THEY are violating the law and should be reported to their principal broker (or who ever holds the license for that RE office). Then report them to the state authorities.

Guys, don't be apologetic for taking a stand. You are 100% correct. A lack of enforcement created the unfair competitive advantage the Mikes and others enjoyed for years.
If you followed FHA/HUD requirements you couldn't afford to pay high commission and therfore the originators gravetated to others. If you didn't follow the rules you could create Affiliated usiness Agreements and create Marketing Agreements and spend a ton on mass mailings or telephone banks to generate leads.
P.S. Seriously? What was up with Nick? Credibility. You are who you hang with.

VA loans. Our vets buying homes, or I should trying to. IT seems that everytime I put an offer in for my vets, the agents say "they're too much work", or "we dont take VA loans", I ask why, I was told "well, seller won't pay closing costs". whatever! Isn't this a form of Discrimination? If my buyers are completely approved, and have everything it takes to buy a home, except they have a VA loan?
Is there some kind of Regulation, rule.. etc that I can refer them too that says that They must take this offer.

March? We are in for a steady decline until 2011. Why? Billions in Neg-Am's that are just NOW adjusting/defaulting. And we all know how effective the lenders are at foreclosing/modifying. This glut of defaulting homes will drive home prices down for at least a year or two. Seems comical that "experts" are claiming a "recovery" - When every market (housing, financial, auto, etc) has been artificially supported with bailouts using weakening dollar. In 2012 - 2009 will seem like the "good ole days"...

FinanceLogic - One of the great things about Rate Alert is that you can go into your alert controller and increase the sensitivity of it. So jump on in there and do it. It is a feature that you get with the paid versions though, heck basic is only like $10 a month or something.

my house only got 24"+/-, but Rollinsville/Central City got over three feet!!!!the snow initially was heavy wet snow flakes that thumped down when they landed, but the evening stuff was light, big flakes, lots of them.It took me nearly two hours snow blow my driveway,my elderly neighbor's took about 50 mins,so I was pretty cold at the end of that stint. Now there is going to be a thaw,with the run off,so measuring the buildings on an appraisal is going to be fun particularly in the foothills.

James, great skiing, unfortunately cant afford the lift tix right now..you know the story. BUT heckofa place to test out your skill on those slopes,love Copper Mountain and Loveland, havent skiied at Vail or Aspen(Dont have the clothes or the money) and Breckeridge is fantastic,but prefer Loveland/A Basin.The ride up is a pain along I-70 with all the traffic but then again I am one of the travelers so I contribute to the issue and hate the drive back home...but its usually a fun day,expensive but fun.

Whatever happened to the pending legislation concerning the loan modification companies collecting up front money? The scam is going stronger than ever. The latest is claiming they do "forensic audits" on mortgage documents to find infractions. But they still charge a couple of thousand dollars up front with no obligation to help the borrowers.

True... if the tax credit stops, home sales will defininely slow especially through the winter market. It will make the seasonal decline in home sales seem even worse. I'm not a fan of the handouts either, but this is a case I would agree. The timing originally set for this to stop was just stupid planning to begin with. And as for the costumes... LOL... I too am a fan of the ladies... particularly the brunette :-)
