I'm more convinced than ever that bank AMC's were the primary cause of inflated values before, during and after the meltdown. The banks saw a way to make easy profits and never have any problems getting a value needed when they used an AMC. It's the only way the AMC's could have gained market dominance pre-HVCC. WAMU/Chase eappraisit fraud proves just that.

Instead of the banks paying for it, they're going to use TARP funds to bail or liquidate the banks if they screw up again and throw the worlds economies in chaos. Continuation of bailouts at the taxpayer expense. This new consumer protection agency is doing nothing about the problems that caused the melt-down. It's all show, dog and pony, to make the people think they're on the case and doing something. Worthless. A trillion dollars for this new agency when simple re-instatement of existing laws and regulations would have done the job at minimal cost. A trillion $$$ could fund free health care for all and free college - instead of being spent where it was supposed to be spent, for the people, it's going into the banksters pockets. I wonder how long they think they can get away with treating the citizenry like idiots and the citizenry will take insult upon insult and allow itself to be treated as less than human by this new world order of government by, for and of the elite. How long?

Frustrated: Until they get rid of the banksters cartel and their AMC's hiring the simple minded & malleable to their will appraisers, and when they (someone, anyone) make the banks make a real market instead of a continued bailout through the GSE's then they won't control the system to it's hurt. You've got the GSE's buying everything the money junkies can throw at them so they cover their ass with low values despite what the market is really saying. Risk assessment by the banks is blindly saying No to higher values. They control the appraisers, insisting on inserting their own REO, foreclosure, short sales & AVM comps into the appraisers reports to alter values. They control the market. As an out of work appraiser I do feel your concerns. Scary. It truly is like hiring cheap foreign labor because you can pay them crap and they'll do whatever you say. This is happening in America? As many of the CLA's attracted LO's who decided not to become licensed in 2008 (for whatever reason) with Broker, it stands to reason some of those folks may be taking early retirment? Comments? Take time to drive by areas that have people with less than you so you can say OK I am not that bad off so I am doing OK. Remember that for every no or file that you can not do you are one closer to one that you can do.

Eat your "frog" early in the day. If you have a file or a phone call or something that you are stressing about, get it done early in the day, so it won't bring down the rest of your day. Also, always have a list of the essential "to-do's" for that day. If you make it the night before, you can go to bed and get a good night's sleep without a thousand things running thru your mind.

A picture of me skydiving, as I want to get my license this summer, etc...I need to work and make the money to do these things! Attitude - Getting a positive attitude when surrounded by negativity is different for everyone. You need to find out what puts you in a good mood. Maybe it's listening to music, or taking a drive, or breath meditation... Once you find it, the next step is to recognize when someone or something is turing you negative. Get away, find your "happy place" and go there. Take a few minutes to yourself and get rid of the negativity. Then go back and focus on the things that are going right. Then when you feel good about things, you can take on the things, one at a time, that are ruining your attitude. We are all in a tough industry right now, you need to also seperate yourself a little from those that are being negative all the time. Or if you can, just ignore their negativity. In the current mortgage market it is easy to get down! From start to finish we have challenges every step of the way. If its not borrowers dragging on documentation, it's low appraisals or property flips! After going on emotional roller coaster rides for the last 6 months, I have decided that the only way to alleviate the emotional angst is to PREPARE. Prepare your buyer, prepare the file, prepare the agents, prepare the asset managers, and most of all prepare yourself and your team for the challenges that lie ahead during the course of the mortgage transaction. If everyone is prepared when the S$*T hits the fan, then the challenges are easily overcome AND everyone is ready to jump into action, minus the browbeating and fingerpointing that is usually associated with a challenge during the loan process. Preparation will make you sleep better at night!

Attitude ~ it is all about finding what is right in the moment. Keep a look out for things that are going right and look forward to the things you intend to work out in your future. If you pay attention it is amazing to see as you drive through pretty much any town, there are flowers everywhere. Just look for them. Also, there are leaves, and trash, and broken down vehicles too. Your attitude will help you keep your focus on the flowers.

Positive attitude- from a story I was told 2 young boys were at their gradfather's farm- he said he had a present for them and took them to the barn. When the got there they saw a large pile of horse S,,t in a stall. DART appears to be running a scam by issuing insurance for something that's already covered by the appraisers E&O. It's kind of like those insurance companies that are trying to sell you accidental death policies-you only get the benefits if you die, in their terms, accidentally. How often does that happen. This DART thing appears to be the follow up to the backward robe that sold because of a cute name that the chicks like so much-the Snuggie. Brilliant marketing. But I digress. Everything said about AMC's & crappy appraisers is 100% true. Until the banks are forced to make a "real" market that investors around the world will want to buy into, they will continue in their monopolizing cartel bankster ways of leeching off the taxpayers in a continued bailout. Not only is there shadow inventory, there's a non-competitive shadow mortgage market run by shady characters & bad players. Rates are at the lowest ever & still apps are dropping. The piper is coming soon & he won't be pan-fluting

Don't know why you're surprised over the appraisal insurance. Based upon my experience that's all that's out there. I got my first decent appraisal in a year an a half this last week. Ohhhh, he marked the area as having an over supply when in fact the # of homes on the market had declined, BUT he actually corrected the appraisal in a reasonable amount of time so my people were able to close and get their tax credit. That same small builder had 14 other sales not close due to the inability to get a final inspection in less than 2 weeks.

Being a loan officer has certainly given me the opportunity to chew on tons of negative information and we all know it has the ability to brain wash us. I choose every day to brain cleanse by starting the morning and reviewing my goals and dreams that I have written on the bathroom mirror with a marker. Yolo Pro, you are correct. Appraisers are the best whiners out there, specially in a group. But when I am feeling really down, I watch Maury and Judge Judy and I am cured.THOSE people are real losers, I know who my daddy is and then I am empowered to go write an outstanding appraisal report. My quality is not reflected in the fee. But then again, I don't accept less than $300.

Low paid appriasers from Local Markets also appear to be low balling appraisals.....no Adjustments, regardless of view, condition & lot size...imagine a Total Remodel home on a 9,000 sqft lot (100% lot utility)...being appraised the same as a home with little to no imporvements on a 5,000 sqft......I just did a review on a property like this(I located larger lots w/recent sales & similar upgrades)... EQUITY/STD seller & Market just lost $50,000.....buyer's lender...from what I heard, stood behind the AMC/Appraiser & did not adjust the value....these "bad appraisers" spend as little time as possible to "Churn" these out as fast as possible to make a living.....

Everyone keeps waiting for things to get better when in reality you are going to get older,slower and things will most likely get more competitive. So why not take advantage of whatever you can today and enjoy it. This is true even if you 100 because if you think its rough at 100 wait till 102!

Appraisers... I don't understand your attitude with the AMC callers. First one tells the company to NEVER CALL AGAIN. The other just turns down the order. There is an alternative and I use it EVERY time. Conditionally accpet the order with YOUR terms. That includes fee and turn time. I occationally get the assignment. They are usually more complex assignments that no one else wants. But that is fine by me. I like the challenging jobs. Fortunatly I don't have to wait by the fax for the next broadcast order as I diversified my client base over the past 4 years. Now I'm so busy I turn away work. BTW, Frank and Brian.. I hate the new intro music.. Makes me want to turn off my speakers! Yikes...

I surround myself with things that make me smile. When I pass folks on the street I smile and say "good morning!," and when worry I've got it bad, I think about reasons to be glad (very Pollyanna-ish, I know). I look at adversity as an opportunity to learn something and "put one over" on my situation. I just won't let my circumstances get me down. I'm an appraiser and when HVCC passed, I felt betrayed by our industry (Pam Crowley, in particular) & my peers (who refused to consider either unionizing or forming a voluntary action group to lobby against HVCC, something the Appraisal Institute has been incapable of doing...even with all the astronomical membership fees), so I took the opportunity to stop appraising and finish my college degree. If the real estate industry pulls its head out of Washington's proverbial ass, I may go back to appraising. But for now, I think I'll move into the sales end and your book might just come in handy. Success is what I make of it, it's up to me to be.

Junk Appraisals!!!!! What a concept. We've been having junk appraisals for years. When the market is good appraisers will do a drive-by and over price the home, and now that the market is difficult and appraisers actually have to do their job, they're low balling everything. How about if the appraisers actually get off their A@# and do what they are suppose to. Try this, compare red apples for red apples. Meaning, stop using distressed REO properties that need thousands of dollars of work with a standard sale that is upgraded and turnkey. Just a thought.

Frank & Brian - the last 2 days the video startted, then started a second time. I can pause the second one and just listen to you guys, but then I miss all the fun stuff. What's up? On a more serious note, I received an order from Quantrix yesterday (now called CoreLogic). The fee was $198 for a 1004, with 1004MC!!!!! I called to ask if they made a mistake, their answer was "we have re-adjusted our fees and if you accept them, it will guarantee more work". I asked them if they had other appraisers that were accepting that fee and they said yes. I told them the other appraisers should be SHOT! Then I told them to NEVER contact me again. I'm still seeing red.

Best way to have a positive attitude: I say this as an appraiser... dump your appraisal friends. MAN, those guys can whine! I've got a broker friend (who can't use me for any appraisals, by the way. His appraisers are coming from Fresno, 4 hours away - Whoops, looks like I'm a whiner, too.) who is always highly positive and motivated. He is excited about doing business and looking for what he CAN do, rather than complaining about what he CAN'T help. When I need to change my attitude I take him out to lunch. But he pays... I'm an appraiser and I have no money. What? No, I'm not complaining, I'm just stating the facts, man.

Insurance appraisal is a bad fix to an illegal process. In most states, appraisers who do not have 1st hand knowledge of the specific area to be appraised and who do not perform an on site inspection are not permitted to do the appraisal. It might also violate USPAP. If for sure is a violation of states' rights when an appraiser from out of state puts his name on an appraisal.

You keep promoting Gary Keller why dont you tell that Keller Williams requires you to pay $3500.00 to get into their Ann Arbor MI realestate office. They have been through and atleast 8 other companies now its another company($10,000) paid in advance.Fact. Its Bull... You also mentioned DART appraisal I just had a DART appraiser drive fifty miles knowing he was going to come in at 50% of value with no courtesy call, talk about taking candy from a baby my borrowers paid $325.00 in advance. No discount was offered because appraisers can hide behind HVCC guidelines that they are not required to give a courtesy call. In the past if I sent an appraisal to an appraiser and during preliminary evaluation the appraiser could not even get close to value they would atleast call.Its garbage...Not being required and doing the right thing are two separate issues shame on you DART...

I love that you guys are doing these segments on Attitude. As an Investment Adviser for 18 years, the most common cause of failure for any of my past Advisers or myself, has almost always been the same issue; negativity when the market tanked. This would often infect their co-workers as well. The best way to get back on track has always been through a positive attitude. I would recommend this exercise: "When feeling depressed or negative about your business due to market volatility or weakness, it is important to understand that volatility in the markets, causing a decline in prices(such as in housing and stocks), which can cause a slow down in your business, is essential to becoming successful long term. Without Adversity, there can be no opportunity. Buyers and investors come out from their hiding places during market crashes. In fact, more millionaires were made during the Great Depression than in any other time in history. But you have to willing and eager to work: GET AFTER IT!

On a Yes! Attitude. People in my office have complimented me for my enthusiasm and good attitude, saying things like, 'you're so positive and it makes it so much easier to get through the day' To me having a positive attitude is very hippie-ish, it's a karma thing, man. There are two components of positivity. One is I'll stay positive so good things will come to me (me aspect), the other is I will stay positive to help those around me (selfless aspect). I think I heard around 17 from a new age healer that the universe listens, and what you put out is what you get. So if you wake up saying f' this market sucks, what are they going to throw at me today, well guess, the market is going to suck and something that you don't want is probably going to trip u up, but it was self fulfilling. If we are masters of our own domain, including our outlook, our attitudes, etc. and if we can manifest positive things from positive thinking, then what's your problem already, think some happy thoughts! :)

Just looked at DartAppraisal.com to see the stipulations that come with completing appraisal work for them. Their indemnification clause pretty much sticks it right to the appraiser that completed the assignment if there's one hiccup (regardless of whether or not the appraiser did a competent job). An appraiser would be a damn fool to complete work for them (especially considering the fees they are prostituting work out for). They are essentially a subsidary of FNC. I love how they tout their quality control of 6,000 licensed nationwide appraisers. I don't honestly think we have 6,000 competent appraisers nationwide (not based on the work I review in Arizona from time to time). On a different note, college football is less than two months away!

I think it was W. clement Stone who coined " What the mind can concieve the mind can achieve with Positive Mental Attitude! PMA all boils down to vision and goal setting. Knowing your golas is simply not enough. They must be written down. Once you set them you will know the very moment a negative force is trying to drag you down qnd then its up to you to simply steer clear. In addition keep a list of " feel good" memories. These can be anything from a first kiss to your first successful transation. Basically anything that was a success in your life. Once engrained it is easy for the the mind to recall when needed. My Grandma once said " Life is simple. just think good thoughts" Thats all folks.

DeeDee, I think everyone can expect E/O increases. Mine is more with one less appraiser. I dont' think your Florida E/O went up because Florida is hurricane prone, it is because it is foreclosure prone right now. Our E/O companies are getting hit left & right with claims and when that happens, we all have to pay and it hurts

As someone that loves sailing, I like DJLBroker's post. There is not a greater thrill than having full wind in my sails, flying a hull and riding a wave all at the same time on a Hobie! Thinkin about that though makes me want to take the day off. The power of positive thinking is far from new. It seams like lots of "new age" writers often come up with "new" ideas that will change the world. I like some of the classics such as Henry Ford, "Whether you think you can or whether you think you cant....either way, your right." Or one of my favorites is found written by the apostle Paul 2000 years ago.8 And now, dear brothers and sisters, one final thing. Fix your thoughts on what is true, and honorable, and right, and pure, and lovely, and admirable. Speaking of insurance. Does anyone know of a reasonable E & O company. Mine is up for renewal. This year my current provider has raised the cost over $300.00. I was told it was because I live in Florida and the state is hurricane prone. Does that make sence?

I received a work order from an AMC first thing this morning. This appraisal was DUE on July 5 @6:00pm. Of course, there was no rush fee, no holiday fee, not even a reasonable and customary fee. I declined this order but there will be an appraiser out there that will accept this order.

When I think of Jimmy Dean I think of sausages - oh yeah - and the song "Big John"... but I once read a quote by him that I use to keep my attitude on the right course: "I can't change the direction of the wind, but I can adjust my sails to always reach my destination." Every morning spend a couple of minutes adjusting your sails to take advantage of the way the wind is blowing - then get your butt in the boat and be prepared to row when necessary!
