I have to come clean, because I believe honesty is critical to this forum. When I referenced "100% Blue Agave" I was referring to all of my quality friends in the tequila family. I don't drink "mixto" tequilas, only those made from 100% Blue Agave....and I prefer Reposados. I have yet to try this "Blue Agave" brand. Please send a bottle at your earliest convenience and I will be happy to post a detailed review of the product. Sorry for any confusion, Yours in alcohol, Valuquestor

More reasons to vote them all out. The Senate took a vacation instead of trying to get unemployment passed - they only needed one vote. But, that didn't matter to these multi-millionaires. People that are without work don't matter to our representatives!? The multi-millionaire Democrats aren't any better. They mentioned that they may try to get the Senate to do something - huh???!! Vote all the rich fatbastards that have lost touch long ago with the people - OUT!!

I WON!!...thats right!....uh huh. I'd like to thank the Academy, my crack writing staff, my mom and dad, Frank and Brian and of course all of you little people out there.

Anybody out there having trouble getting paid by Coester Appraisal Group, I thought they were supposed to be a pretty good AMC. They offered a descent fee and a 30day payment once report is accepted. I am at 60 days after payment was supposed to be made. I just checked with the CA-OREA they are not registered and don’t have an application on file. Watch them!

I have a customer who requested the tax credit, the problem is we have not closed on his purchase yet. We are working to repair his credit. The IRS did not honor the tax credit since he did not send in the HUD. They are going to start requiring a copy of the purchase agreement as well.

The distribution list is an excellent communication tool. Global Order out has an inexpensive web based solution to select who is on the list that is being distibuted. You can view their concept @ www.globalorderout.com

Well of course foreign investors are buying here - we're bordering on 3rd world status. Weak dollar, low rates, inflation around the corner - the Chinese with their stronger yuan are buying all over, businesses and homes.
Realist 1: (July 12, 2010 9:19am)
I think it is more important to look at the big picture. If NAR is saying things are improving with foreign investors buying up our RE, please explain this: http://housingstory.net/2010/07/08/pending-homes-sales-crash-in-a-record-fall-to-a-record-low-as-tax-break-expires/

Stantheman -Don't put up with the abuse. It is enough knowing that you are working for a discounted fee and under extreme duress but now you are penalized for expecting payment. It was a very sick mind who empowered the AMCs in the first place. That sick mind must have surely harbored a vendetta against appraisers.

I'm with the majority of the people thinking a selective distribution list is a great idea. I've done it for years. Prior to the internet and email I mailed out weekly sheets to all parties and it made my life so much easier and got me so much business. If I had a continuing problem getting info from a buyer and the Realtors/builders saw it they'd jump on the buyer and make it happen. I rarely get blamed for any delays in the loan because everyone can see exactly who and what caused it.
RFortson: (July 12, 2010 8:33am)
I think the distribution list is a great idea, and I do use a form of it, but I don't always want every single person in the transaction knowing every detail, such as anything that would work against your client's best interest or negotiating position? But when I want EVERYONE to get a CC, I include: My Business Partner Buyer Client (both if a couple) Selling Agent Buyer's Attorney Buyer's Lender Selling Attorney

@gdfish: Good eye! Actually looked kind of cool. It would have been more interesting if F&B had been out partying the night before and were a little "green around the gills." Now THAT would have been a good effect!

cpappraisal: (July 12, 2010 7:42am)
stantherman-If you are in CA you need to contact the OREA. All AMC that work with appraisers in CA now have to be registered and regulated by the OREA. Otherwise check with your state appraiser regulatiing agency.

As much as I'd like to LOVE your Industry Events button there simply isn't enough info displayed on the first page. You need to display some kind of clue WHERE the event will be held on the first page. Since you are talking a national market events held cross country aren't likely to interest anyone except those in that area.

Distribution lists merely include all email addresses in the To: field. You can force the emails into the Cc: or better Bcc: field but ever better is learning how to do a merge quickly as every person will receive an email and Spam filters are less likely to flag a single recipient vs. multiple.

Did you all see this from Stephen Manning from the Assoc Press. This was his article in regards to Auto Dealers getting left out of the finance reform - Yet because they act as a go-between, consumer advocates say, auto dealers fill the same role as the mortgage brokers who fed the housing crisis by pushing high-risk loans. Some auto dealers have been accused of misleading borrowers about financing terms and of pushing them into loans with higher interest rates than their credit scores warranted. Wonder if anyone will ever present the truth??

Reference the 5405 IRS claim form for the tax credit, Part 1 Section C. If you answer Yes - the instruction sheet with the 5405 states attach additional documentation - "If you checked the “Yes” box on line C, attach a copy of the pages from a signed contract to make a purchase showing all parties’ names and signatures, the property address, the purchase price, and the date of the contract."

It was great meeting you in Orlando, Brian. We did miss Frank though. MRev rocks. And thanks to all the companies that had the insight to participate with FAMP and the trade show. Unfortunately as with all events like this, the people that needed to be there we not.

Brian: I was told by an AMC called NREIS that they put me on the inactive list because I was asking them about getting paid for my work. They didn't complain about my work or getting it in on time. It was just that I wanted to get paid in a timely matter. Who can I go to aout this type of BS. what is the normal time to get paid by AMCs??
HFlashman: (July 12, 2010 4:40am)
The distribution list hint is OK...in circumstances. There are areas of privacy and information which are not suitable for distribution to all parties. Just as easy to have everyone's email address in the address book...four clicks, voila! you make the list for that particular email. Communication is a must for good relationship bilding...but a generalized distibution list ofr what may be half of the communciation is not. Just lazy as well as opening up for errors. Bad bad idea..

Brian, dont were green in front of a green screen.
