2010 was a fantastic refi year. Through today, I have closed 325 loans. It was written on a wall in big letters this party is going to end, sooner or later. I have prepared myself for the transition-LO Unfair Advantage, Social Media, Mortgage Marketing Animals, Dallas Event, Video Blog and etc. All will be implemented for a successful 2011 and beyond. Thank you guys for leading us on a new path in marketing and leads generation.

Bono Vox: (December 28, 2010 1:07pm)
Competition is about to get thin: licensing, comp plan changes, lack of easy refis. Individuals and companies that were hanging by the thread of refi profits are goners. 5PENCE: Are you offended because you're a CITI fan or a Ringo fan? Based on your politics, I'm guessing you're a Ringo fan. My dad met Ringo a few years ago. Said he's a nice guy. I had a CITI credit card. They aren't so nice. 5'er, play some of my music, you'll love again.

Frank & Brian- Thanks for the videos. For the critics- What did you pay for it? You come up with and INTERESTING timely shows -on this subject matter- 4-5 days a week for a couple years and we'll see what shows YOU come up with during the holidays. Creativity is like stand up comedy -not all jokes work. Not all ideas work. But I'm very glad these guy exist to keep us semi-sane amongst all the change and upheaval.

@Paris911 Actually if you DO Cuss and smoke I do question a person's judgment. I If you Cuss you are unprofessional and if you smoke you don't care about your health so Just sayin' That perception is what proceeds you when interacting with clients.

Funny video, but you should really quit smoking. You are foolish to take up a habit that costs you $9/day... 2011 will be a huge improvement for all of us and we are going to kick it off early with a Hawkeye win at the Insight bowl. Look for me in the stands, I will be the only one there passing out floorplans and business cards. GO HAWKS!!
Bono Vox: (December 28, 2010 9:17am)
NUKE - interesting comments yesterday. If there is one change I have absolutely loved about this mortgage mess, it's that Realtors are no longer treating us like vendors, are no longer asking for cash under the table, and are actually starting to figure out that an experienced, knowledgeable banker with integrity does make a difference in a transaction.
Bono Vox: (December 28, 2010 9:08am)
Did someone get a hold of 5Pence's user name? He's a curmudgeon, but not combative. He swings at windmills in a well mannered way, not like that. And the guy who thought this was useless information? Lighten up, Francis. No one is working hard this week, there isn't much information out there this week and we don't tune in for hard news. Besides, the fellas are looking to move to LA and get into indie films. They are using this as a forum to practice their craft.

If you had not been moving your feet towards Purchase and Realtors, you better get Running! When only 1 our of 4 Brokers had even tried to sign up with NMLS in Florida as of Dec 12th, that just means less of us in line for the business that is out there! I am greatful for the Realtors who trust me now and have been refering me to their friends and clients!

I have concentrated all my effort on USDA and 203(k) rehab purchases anyway. we need more positive rah rah for purchase business, no negative thoughts, no negative vibes. Lose 50 more pounds and hope the market in purchases turns around. Houses are still on sale and so is money. It's a jobs thing, no one is secure that their job is gonna be there tomorrow. We are entrepreneurs, we will survive, may have to add a line or two to that which we represent...like alarm systems, pre-need funerals, cemetery lots but we will survive. Plus getting a few more lines will keep us busier! 80,000+ have failed the NMLS exam? How many more have failed the state exam? Hooray for them and their inability to get in the way of those whom can study and pass. The pie might be smaller but we will get a bigger piece.
loaner55: (December 28, 2010 6:50am)
Hey Brian, that took a lot of guts....to drive up in a Ford Ranger!Although I disagree with you about the refi business being dead, you make some good points. We need to keep our Realtor relationships current as hard as it may be seeing as they are a fickle bunch. There are more reasons than just R/T refis to do them. But I hope that all of you will jump on the bandwagon and start focusing on Purchase business, and I will sit here and do the refis for ya!

So does this mean LO's will rekindle their REALTORATIONSHIPS? Remember in a purchase market you might want to start calling on us again. We miss you and all the other Affiliates that have dropped us like a stone. Partnerships and collaborations will be the key to success in 2011.
Brett Pavel: (December 28, 2010 6:06am)
Oh, I feel so sorry for loan officers. As a sales broker in northern Colorado I have seen the number of closed transactions drop 20% in 2009 and another 30% plus in 2010... I am ready for 2011 to be the breakthrough year!
Tracey: (December 28, 2010 5:59am)
You guys are nuts - in a good way! Thanks for the laugh this morning...and thanks to my 2 favorite l.o.'s for never forgetting me and my agents even though this year was painful for us.
brdsteven: (December 28, 2010 5:46am)
This is the same thing that you said last year, and rates stayed low, and there are still clients in high rate loans that didn't jump on the refi band wagon. Purchase business is important to keep building your book of business, but to only focus on one aspect of the market is too become extinct in the business.
Steve D: (December 28, 2010 5:37am)
Classic!! never take your eye off of the purchase business, too many LO's jump on the refi band wagon. it's short lived. purchase business is what this business is made of the refi's are overtime.
Paris911: (December 28, 2010 3:25am)
I am so sorry. When I was eight, I asked my dad to get me a puppy - he and my mom went around and around for over 3 years in making the decision. Then one Christmas - There she was, a puppy, golden brown, furry and I knew at that moment she would love me forever. Until she Ran away... I have never forgotten how that felt - The Loss, the depression - I was powerless... Now that darn song that you had on your video is stuck in my head......... Be Safe Brother - you have produced another winner...

Drama Drama Drama. Drinking at work? In the morning? Smoking within 25 feet of the door? ---------------------------------- Its a good thing many did not pass their MLO test. It will make up for the 33% loss for some loan agents.
