The way the new MIP works, add 3,4,5,6% to the loan for MIP. This lowers the amount of home the borrower can afford, hence we need to lower the price of the home. Now let the seller know that he has to lower his price to sell his home. Let the seller call Barney, Nancy, Chris, and the rest. It will just come out of the sellers pocket. Now we in the great state of Washington by our state law, cannot make anything more than 1% on a VA loan. So guess how many LOs are originating VA loans. Eveyone is stearing clear of the VA loans and this is hurting the Military folks. Bremerton, Ft Lewis, McChord, Bangor Sub Base, Fairchild AFB thousands of great American heros coming back from Iraq. Can't find a loan becuae we have to take the Fee's out of our 1% and in some cases we have to pay money to close a VA loan. Why Why Why don't these idiots understand?

I've had CSPAN on since 2 pm and the Senate met and talked some more but I heard nothing about Title 14. They are both meeting again tomorrow, early, so stay tuned kiddies. No one has posted that they had a final resolution on Title 14 so I'll go on the assumption that it's yet to be reconciled. Fingers crossed - good luck to all. I hope the House hold fast to allowing brokers to directly order appraisals that the Senate wants crossed out. Bottom line, the banksters need competition. I've never had anything against brokers, unlike some appraisers without wills of their own lol. Bottom line again, Brokers didn't have the money to make those bad loans. Only the banks could have funded and they insisted on tons of new mortgages that the unemployed and even junkies could get. Disgraceful display of greed by the TBTF's. IMOHO

Godlike : The banks are actually insolvent right now. Thanks to imaginative accounting they're turning profits. Granted we don't want insolvent banks, but that is another pressure point we could use to kick start their hearts. But wait, me thinks the government wants that 2-3% savings that could/should have been the publics, for themselves - hence no discount in rates in gratitude to the consumer. Things that make you go hmmmmmmm
5pence: (June 23, 2010 2:14pm)
Correction so it makes sense : It's corporations and their needs before the politicans get into political wrangling about the corporate needs to gain favors, and then it's more political wrangling, posturing before the people to try to make it all palatable. @Godlike. How do you make banks make 1-2% loans then they should have been to show their gratitude? Cut off all their investment/play money from the Fed at 0%. The Fed controls their purse-strings and the Fed and Treasury should have insisted, insisted I say, on something along those lines when the banks needed a hand off the floor. It's not too late. I saw a CEO on TV at a town hall meeting and he said the banks can't control themselves when it comes to money. That we, the people, must control them and their needs for risk and quick profits. This is just a suggestion that I felt the banks should have done or been made to do to restore the economies they destroyed.

Just got back. Did they go through Title 14 totally? Colorado Broker : It's corporations and their needs before they get into political wrangling and the corporate needs and then it's more political wrangling before the people to try to make it all palatable. Totally the opposite of the way it should be. And these guys are on their best behavior!! Due to elections coming up. Unbelievable.

This is just the government's way of steering us faster into socialism. When they pass the financial reform excluding any government agency from oversight or requirements that they place on private lenders, it become clear what their intention is. We must remember to VOTE in NOVEMBER to take the power away from these idiots. They are so enthralled with themselves and believe that they are the chosen ones that they have no problem showing their distain for the very people who put them in office. Remember it is us who can take them out of office and start restoring the values of this Country.

The ten-year plan initiative is a Bush administration carryover and adds a layer of accountability for non-profits, governments, and organizations that serve the homeless -- primarily to ensure that best practices are utilized and the type of housing needed by homeless persons, families, and children are created instead of the costly alternative of prisons, emergency rooms, and shelters.

I have a suggestion. Let's pool our expertize and put together a solution to this housing mess then lets all march to Washington and show these Cronnies that solutions don't need to be complicated nor should it make Wall Street richer Heres my idea for a solution 1. Reduce all ARM loan balances by 40% of its balance to bring homes to their current market value. 2. Modify each loan into a 30 year fully amortized at 3.5-4% interest rate. 3. Offer investors a 10% short pay to release ownership of their notes 4. Force banks to participate..they took our TARP money to bail themselves out and are now making windfall profits 5. Fannie & Freddie to insure 20% on all loans with upfront premiums paid by banks which can not be included in the loan or paid by borrower 6. Homes that don't qualify due to lack of income shall be sold to real estate investors at a 40% discount then leased back to the homeowner on a buy back option This will keep people in their homes & pay taxes

This information needs to be more widely shared. The illogic of raising mortgage costs to the clients of FHA, and coercing all brokers to use FHA (reduced down payment requirements) sets up a situation where the government loan is the one people "have to" use at a higher cost than ever before! How does this 'stimulate' the housing industry? It doesn't. It suppresses the housing industry. We have to help American's understand the foolishness and wastefulness of this plan!

Godlike Uhh, yeah. Independent investigators found huge amounts of fraud. But, since Cuomo was head of HUD for a time and made a law stating that the GSE's could not open their books to anybody under punishment of law, him asking for something he already knew they couldn't deliver put them in bind. Why didn't Cuomo go after the records of Chase and WAMU if he really wanted to prove fraud? No, he went after the GSE's so he could push his agenda of,,, HVCC. Remember, I believe he still sits on the board of an AMC, AMCO. I personally think he's a psychopath as he's a lawyer and learned the law to apparently find ways around it to benefit his cronys. Look at his biggest contributors - the TBTF's. The GSE's were not and should not have been the primary focus of his investigation in the fraud of those 2. But he found a way to let them both off the hook for the frauds by shifting blame to where it really didn't belong, the GSE's. He even found a way to reward himself through AMC dominance.

Jobs bill attachment no pass ? Home Buyer Tax Credit now on the cutting room floor ? HUD's huge $$ swallowing is it's intercity grants, got a copy of Washington State's / Seattle/King county and it represents 100's of millions of dollars. You got to close a hellofalot of FHA loans to make up for just that. End of Homelessness ? Even if you wavied the wand and all debt was forgiven... people would still complain that their property taxes were too high and loose the home back to the Gov't.- you really NEVER truely OWN-IT. Most of us tend to think of the homeless as people who have somehow lost their mental faculties or have drug and/or alcohol addictions and there is certainly a lot of truth to that, but it's important to realize that homelessness is also growing rapidly among average "middle class" Americans (not really middle class anymore)as tent cities pop up across the country.

5pence: (June 23, 2010 8:42am)
How can they end homelessness when the majority of the homeless have drug and alcohol problems or mental health problems including psychosis. A lot of these people can not hold jobs. Why aren't they concentrating on the 5,000/week foreclosures that happen because of health problems where devastating illness hits long time homeowners and they can no longer afford their payments and medical costs? Throw them out on the street and replace them with the homeless? Where are their priorities? Appealing to the homeless isn't going to get the homeless voting for them. WTF. Not everybody has the mindset for home ownership. Maybe they are trying to make up for the heartlessness of the too big to fails. When they get bailouts & free money from the Fed they can't turn around and try to help the people and the economy with 1-2% loans. There's not enough money for their bonuses AND returning favors. Maybe they're trying to mimic what could have been if the banks had a heart instead of a black hole.

Anyway, here's the call. HVCC Drone: "We need a copy of the sales contract." Me: "This is a refinance transaction." HVCC Drone: (Pause)....the appraiser asked me to get a copy of the sales contract. Me: (practicing deep breathing exercises) "Since this is a refinance, the customer owns the home, and therefore, there is no sales contract. Please advise the appraiser that this is a refinance, and no sales contract is needed." HVCC Drone (pause)..."uh....okay." Once again some ridiculous news from our obviously retarded government. You wonder where they get these asinine ideas. Why don't they work on getting these slower than molasses banks to make timely decisions on these short sales. I don't call them short sales; to me they are extremely "long sales". This admistration is so whack!!! It is very plain to see that who ever is making these decisions, to regulate the banks, has NEVER done a loan. Do you think you could do a story on why it takes banks,(especially good old B of A) 4,5,6 months or more to complete a short sale and why is it so complicated when there are two loans involved and the second is different than the first? I have 5 transactions that we have had a solid offer into a bank since Jan./Feb. and still no closure. There has to be a way we could sue these jerks for sitting on paper work. I am convinced that because they refuse to hire sufficient personnel to take care of this problem, the whole country is suffering.

Talk about legislative pathos.
Alabama Country Boy: (June 23, 2010 7:53am)
Just another thought for you. Why have the PMI funds been used for funding other venues instead of what it was collected for? Would FHA even need help if this had not been done? Since this is truly a tax anyway, who over sees the accounting? Who authorized these funds to be spent instead of being held in the reserve that they were collected for to protect the taxpayer from FHA defaults? Lots of questions need to be answered. Help get answers! Vote every time you are allowed to. If there is not a candidate that you feel comfortable voting for, then go vote against the worst one on the list.

Lots of folks who were encouraged to buy homes under CRA couldn't afford them when they were "free"-nothing down, interest only. Just a payment lower than their former rent. I guess the bigger question is does everyone deserve to have a home? People with credit issues (because they've made a conscious effort not to pay their bills) & people who have no money to invest into the home and therefore some interest to protect (think the Projects and how well that's worked). Now I'm not talking homeless living under a bridge, most people already have housing options. American once was great because of her people, now we manufacture or produce little or anything but sheetrock and we'd like to encourage the fat, dumb and lazy. Obama be praised!

GaryP: (June 23, 2010 6:23am)
FHA MI has always been used to fund the other programs at HUD. Eventually the higher MI is going to replenish their reserves, especially as foreclosures go down. That's going to leave HUD ith more money for their other programs like Section 8 and low cost rental housing. So again, we have a case of hidden taxes and unintended consequences. November can't come soon enough. I just wonder if Barney's voters in Mass. have any clue as to what is going on. I suppose a lot of them will be as soon as they try to go get a conventional refi or cashout or try to buy a house over the FHA max. price.

Inangel1 - there is no place to file a complaint. Part of the "code", there was to be a web site where you could file a complaint but it will never go live. Fannie and Freddie will accept a complaint - if you can find someone to complain to. I have talked to My US Senator (well actually his aide) and they cannot even help. They say that it is not a Federal issue (not sue how the FHFA is not federal). Bottom line is, the banks, oops sorry, the AMC are shielded from any legislation, oversight and can run rampant without fear of any reprisal. I was told to call my State AG and file a complaint - but they are not set up for that either and there are no state laws either. NREIS is not the only ones holding payments - how about Quantrix(Chase), Streetlinks and Service Link is the worst.

Ah, if it was attached to the bill and it didnt pass then that would be a roger! Flood,USDA funding, they havnt made it yet either. But not to worry, Stevens is going to give everyone FREE housing. We can survive Mr. Obama just not sure about the people who elected him.

The jobs bill didn't pass again yesterday according to the local news. Does this mean that the home buyer tax credit is still set to expire the 30th of June?

Frank/Brian Your take on yesterday's Markup? HVCC? YSP? Flat Fee?

MORE FUN AND FAME WITH HVCC. I received a call from an ppraisers informing me that he was having problems being paid by a AMC, (imagine that)and since these appraisals are paid upfront this didnt make any sense to me. He called me back to let me know that NREIS (AMC) is on a 120 day pay schedule so he could count on receiving his money sometime in the next 3 MONTHS! Does anyone know who he can report this to to make them get off his dime? Please let me know, this is a travisity and needs to be handled. In the mean time if any of you are using any investors who are ordering through NREIS refuse to do business with them. This is not fair or right for anyone. I wonder what Cuomo would have to say on this if it was his paycheck?
