"If there is no property address yet and the buyer is getting prequalified do we need to send out the gfe and all the docs, get signatures, and do it again when they get a property or do we just do it when they find a place?" - You need 6 components to trigger an application and the need to give out the GFE - and one of the 6 is a property address. So no, you don't give out a GFE if you don't have a property address. If you had a 1003 with "TBD", you would do a new one with the property anyway, wouldn't you? I don't have a 1003 signed until I have a complete app, INCLUDING the address. Does that answer the question?

Chris, I got your second email (still don't see the first), and replied and resolved your issue. I'm getting about 400 emails a day, and I am finding that some are getting blocked by my ISP even though I have all my spam filters turned off to try and avoid that. I don't remember seeing your first email, but I'm glad you tried again. Did you know you can get prescription drugs for pennies on the dollar? Me neither, but since I have all my spam filters off I get those emails too ;-)

I was given permission to share this from Eric Handler - THANKS ERIC! --Hammer**...........I have been on MANY conference calls and webinars regarding the the GFE 2010 between December 09 through now and most of them were a waste of time and many were misinformed. Needless to say when I first heard there was one coming up called "Killin it with GFE 2010 " with Jason "The Hammer" Helmer, I was skeptical. Since it was recommeded by Brian and Steve of TBWS, I decided to give it a shot. I must preface this by saying, I do not get impressed very easily, and I was completely blown away by the webinar. It wasn't only informative in teaching the technical aspect of the GFE but it was also geared to utilizing it the real world on how to give us a leg up on the competition and in giving us the tools to share it with the clients so they can understand it fully as well. I was so impressed acutally scheduled the next webinar again for my entire office.

In addition, last week I was just about to go to docs on our first loan with the new GFE with a major lender. The doc drawers/funders at this lender were clueless on how the new GFE and HUD1 worked so our origination fee was about to be slashed in more than half because of their misunderstanding (this was going on for days). Not knowing where to turn I called "The Hammer" and he took my call while on the ski slopes. I know this wasn't part of the service/webinar but when I explained the situation he took the time to walk me through step by step exactly what to do and say. When he was back in his office he also sent me (hard to find) documentation to prove to the lender how wrong they were. In the end, his advice and back up documentation were the key and it all worked out and the loan went to docs this morning! I would highly recommend "The Hammer" webinar and can't wait to see anything he comes out with in the future. Thanks Hammer!!!! You are amazing!

Lisa- admittedly brokers are going to get the most out of the new GFE and RESPA stuff as a whole (ergo my content will sound broker oriented). However, as a big bank gal, you will definitely find some value, AND you will see how guys like me are out there stealing your business ;). I have gotten good feedback from some BoA people, etc. Brokers (and smaller mtg bankers than the big 4) will learn to absolutely hit it out of the park though with the new changes. How's that?

Hey Hammer, I live in NJ too and shoveling all of this recent snow has been way easier than trying to shovel through all of these RESPA "improvements". Thing is, I work for one of the biggest banks around, and although they are trying to sort this out I see that they don't even have it down yet. Haven't seen the webinar yet but it looks like it's aimed at brokers...is the content adaptable to a direct lender? You would think it would be easier for us, but big machines make problems bigger...just look at our government ;o)

@David - I've got two things to say to you. 1) I'm not a professional speaker - I'm an originator with a good message. You may not like what I had to say - but I stand by it. The people who don't adapt, and don't embrace the industry changes like this are going to fizzle and disappear. 2) Don't worry about signing up your branches - I originate in NJ, and I take loans from your guys all the time. I got a great referral source by stepping in and saving a deal that your company issued a loan commitment on, then said you couldn't do. Say hi to Mark Caplan and Kevin Phalon for me ;)

SF tranny - I think I understand your point. Show them their rate and payment and settlement charges and gloss over section a and b (who cares about details, get to the bottom line). I used to sell this way and still could but I like hammer's approach of dragging them into the discussion of how to lower the fees with ysp and differentiating yourself. It ENGUAGES them. In 2005 they didn't care but now cash counts and we need to establish credibility. I'm with Hammer on this one and I love his presentation. I've got news for you - you couldn't be farther from the truth, and if you are confusing your clients by trying to explain the credit, then you are doing something wrong. I don't understand why a lender even needs to show a borrower page 2 and 3. All they care about is what 'adjusted origination' charge is and settlement fees. How we get to 'adjusted origination' charge is essentially irrelevent to the client and trying to explain a 'credit' will only further confuse them.

Hey I saw a little blurb on the news this morning about the goverment forcing lenders to give people in forclosure a new balloon loan at the current market value and then at the end of the balloon they could refi the whole amount?? Wow, Paris. My mother once told me a little bit of nice goes a long way in life. HVCC treats orignators all the same, banker or broker and the new GFE still allows brokers to compete with the banks to offer reduced-cost financing. To top it off we generally start with much better and consistently available pricing. Maybe I'm just lucky but I consistently split 2 points per loan with BROKER while constantly stealing loans on price when competing with retail. I must have choices for my referral business and while I get recruited constantly, no-one has offered the pricing or product line I have as a broker. Not sure about the roflmao reference but I think you lack perspective with regard to how nice it is brokering loans even in this climate. At my company we can bank or broker loans so I understand both sides. Even so, I prefer brokering over half the time.

@LoanGenie- Yup, all one in the same. Thanks for your kind words - I was a guest panelist on one of TBWS's webinars presented by Tim Kearns. That's what lead to this one - we got a lot of feedback asking for more in depth coverage about what I spoke about, especially since it wasn't recorded and distributed and wasn't really a planned part of that presentation. So, to answer your question, I will be going over that information in more detail, with support to help everyone use it on their own. I'll also be talking about how I'm generating appointments, picking up new referral partners, I'll go more in depth on not only what I'm doing now tech wise but what I'm working on, and for those that want to know about how it's not just roses I'm sure I won't be able to help myself from sharing some of my "less successful ;)" moments (getting thrown out of a local real estate office, LOL). Well, one of the things I cover in this webinar is the "New Verbage"; It's only hard to grasp because no one told us ahead of time that everything we knew about YSP, the GFE, and explaining things to our clients was about to get flung out the window. The sad reality is that I have had to teach many of my AE's more than they've taught me. They're just out there teaching what they have been taught, which was just plain wrong. We talked about this stuff at length in a few of the forums. I went head to head last week with the compliance dept at a lender that was "too big to fail" and won ;)

@WL- The problem with the lenders is not just the lenders problem - (sounds like something Confucius would say!) what I mean is that the lenders are trying to present the information in a way that everyone else will understand. Those of us that are grasping this paradigm shift faster than others realize that the YSP really doesn't belong in Block 1. However, many people still haven't gotten their head wrapped around what the RESPA changes have REALLY done to our industry, so are still asking "How do I get my YSP?". Many of the lenders answers are to tell them to put it in Block 1..............as far as when will there be a consistent interpretation of this GFE across the industry? My answer to that is when was the last time you found three underwriters who came up with the same income on a complicated self employed tax return ;)? If I had the answer for you, I'd also have the answer on how to turn lead into gold my friend, LOL!
