loppy, Great song, but you can't adapt to all things. Listen to the end of the song. "But we know for certain that some lucky day, someone will set the spark off, and we will all be blown away." That's April 1st for Mortgage Brokers.

"They are rioting in Africa, There is strife in Iran, theres hurricanes in Fl and TX needs rain." Trio folk song from the 1960's. It doesn't change, we just have to adapt to the new rules and keep going.

CA Brokers - DRE emailed me two days ago to inform me that my Broker of Record has to get an MLO endorsement - not just register but take both state and national exams, background check, etc. I had asked them specifically two months ago since the Broker was not involved in any way with mortgage day to day business like applications or negotiating rates, etc and they did not have a definitive answer then. According to NMLS, that was the deciding factor (in writing) but now CA DRE has suspended us until he gets an endorsement. I spoke to DRE who frankly don't give a hoot about shutting down a company with no logical reason. Does anyone have a contact at DRE who can listen to reason? I am the VP of the corporation and the managing partner of the mortgage company and have my NMLS endorsements. This is a desperate plea, Frank and Brian. Please help.

HSBC cut my credit down to the amount owed, charged me two unexplainable 35 dollar fees which put me over my limit then charged me for going over the limit. ?????? Customer Service Rating ????

I had a client wait a year, destroy her credit, and it saved her $40/month. Nice. It only took BofA 6+ months to do my regular, vanilla refi. THEY ROCK!
platcompany: (December 29, 2010 1:48pm)
Who says BOA has bad service?...I waited patiently for 6 months and they modified my mortgage $585.00 less per month...for me...worth the wait.

Who conducted the survey?
Bryan/MortgageFinanceGroup: (December 29, 2010 10:39am)
The only people who wouldn't rank those institutions so low would be those who have no exposure to them. If you're a client of those banks, or a broker who (used) to send them business, you would no it's true. I'm surprised Chase isn't right up there with them, or did you just neglect to mention them?
brad: (December 29, 2010 8:41am)
Who or what survey ranked BofA, Wells and HSBC that far down the bottom?
mountains: (December 29, 2010 8:12am)
It does'nt, this money is going to organizations formally known as ACORN. Oh, I'm sure there are a few organizations that do good, but where is the accountablitly. America is screaming at the top of our lungs about stoping the spending and they continue to do what they want.

You said it GARYP!! I would also like to know the source of the Customer Service Survey. If I'm going to talk about it I need some veracity. Prior to this time I've never talked down about my competition. They're good, but we're better has been the way I've approached it. But with all protections the TBTF class has I've been forced to say bad things about them. Fortunately it doesn't appear to be boomeranging on me. The Realtors and Builders I work with have used my data to try to change customer's minds. Prior to this time we've at least been on the same playing field, now we're in the sandlots and they are in the domed stadiums.

So what's this $73,000,000 supposed to accomplish? How is the housing authority going to get more people in homes with this money? Who gets it and why would that make a person with a foreclosure on their record be able to get a rental?
Corlis: (December 29, 2010 7:38am)
I love the customer service survey info...I want to use it in some of my "educational" material. Can you tell me who conducted the survey? Or, where I can go to get the information you have? I Googled and didn't find it. So, rather than try to dig it all up, I figure I can just 'mooch' off of TBWS, because Frank and Bryan are almost impotent...uhhmmm, I mean almost 'omnipotent' and 'omniscient'...

Ok, just read the press release on HUD.gov. This is a 13 million or 22 percent increase from last year in funding to an already exisisting program that now can expand further. I also did a quick search on HUD-approved counseling agencies and found a hand full with "social Justice" sections, one with famous qoutes from Karl Marx and this one I really love "In United states poverty is a tragedy that makes wealth a sin" by Rev. William Sloan Coffin. OMG!!!!

WHAT???? They are giving our 73 million to help people find a rental? Who is passing our these dollars? Can we drag them out from behind their desk and hold them accountable? Unbelievable.
BRoach: (December 29, 2010 7:06am)
It is impossible to manage time. There are only 24 hours in a day. People need to learn to manage themselves within the time that they have.
mountains: (December 29, 2010 6:45am)
Gary P, your are exactly right. Just like the HEMP program, closing fees were close to 7k and MI insurance on top.

Ok, here we go again. 73 million to help someone FIND a rental. And who exactly is the national, local and regional offices. I need to research this one!

Todd Duncan a great teacher and speaker told me back in 94 "Do what you know you should be doing, WHEN YOU SHOULD BE DOING IT!" That is effective time management!

Hmmmm... I wonder where the money for the HUD rental assistance program is coming from? Let's see, what's HUD main source of revenue? The revenue from FHA revenue perhaps? Isn't that the same fund that is short of their congressionally mandated reserve requirement and required HUD to increase MI fees several times in the last couple of years? It seems like this may just be another example of the Obama administration's "rob from the rich and give to the poor" stategy. The funny thing is that I don't know many rich FHA borrowers. Aren't they all about not raising taxes on the middle class? Wait, MI in't a tax, it's a fee. Ahhhh... that explains it, they're just going to call it something else to supprt their social, welfare agenda. It all makes sense now. That must explain why they keep raising MI but the reserve fund keeps shrinking. Sounds familiar, sorta like the social security trust fund that the government has been robbing for years and is now predicted to run dry
