Hey JoeColorado, I'm with you on sporatic income. My license expires in 2011 and that will be it for me, that will be the final nail in the coffin. I cannot survive and have spent the last couple of days doing my resume. My anger towards AMC's has hit new heights. I used to love appraising. Almost 20 years of doing this, and now, I'm looking for a new career path.
joecolorado: (March 24, 2010 5:47pm)
valuequestor-for me it is a downshift,I have been looking for a job,I cannot survive in this market as an appraiser any more.I will be keeping my license active until renewal time in 2012 but unfortunately it looks as though my appraisal days are numbered in the single figures.39 years down the tubes.I am looking forward to the expected 2010 IRS audit and explaining to them why I wont be paying as much taxes for this year and that I am not hiding anything. All I seems to be getting via internet is multiple offers for Viagra and cheap Breitling or Omega watches.I dont need either of them.I dont have any problem in one respect and I also dont need Viagra as my blood pressure is just fine.(Viagra initially was developed as a blood pressure medicine)LOL. Still,I will hang as absolutely long as I can, buts its looking very grim.
Valuequestor: (March 24, 2010 5:08pm)
I think a big reason the bloggers got a little sparse is that quite a few of us got busy with the last minute business prior to the end of the tax credit. I went from nothing to way more than I could handle overnite. Now its fading away again.

Jim Elwood, Idaho Appraiser We are in the process of getting some legislation through on AMC's. trying to take some of the punch they have over appraisers in Idaho. They are getting 30-60% of the appraisers fee's here in Idaho. HVCC has not been good for some of the appraisers in Idaho, however, we our office is surviving, but it is not like the old days. jelwood

MortgageBlues: (March 24, 2010 12:56pm)
When government puts an end to Fannie & Freddie and takes over mortgage lending, which seems to be where they are headed, then they will have their own government staff appraisers and AMCs and independent appraisers will all become obsolete. HVCC will no longer be necessary when the government starts originating mortgage loans. The government will also have their own staff loan officers and underwriters in order to strictly control the ‘quality’ of the mortgage loans they generate. This might even make qualifying easier, especially if they have immediate access to borrower’s income records through the IRS. Taking over residential mortgage lending would allow the government to set the interest rates and control loan profits. Since the federal government recently took over the student loan industry what would stop them from monopolizing the mortgage industry too?

You can't make this stuff up. Treaury is now bailing the second lien holders who supposedly took the most risk in second position. Subscribers include: Bank of America, Wells Fargo, Chase and assorted HB&B piling on. exerpt from the Directive: Second Lien Modification Program (2MP) "Under 2MP, when a borrower’s first lien is modified under HAMP and the servicer of the second lien is a 2MP participant, that servicer must offer either to modify the borrower’s second lien according to a defined protocol or to accept a lump sum payment from Treasury in exchange for full extinguishment of the second lien. The 2MP offer will be made in reliance on the financial information provided by the borrower in conjunction with the HAMP modification and without additional evaluation by the second lien servicer." This program was introduced in August 09 (but not subscribed to) until Janauary 2010. Of course these are only guidelnes to be interpreted liberally. And they are.

We know it's wrong but that's what they're leading us towards joe, that's why they're trying to save the banks the way they are and why the consumer protection bill is written the way it is. I'd rather have democracy and national sovereignty but that doesn't seem to be their choice. They'd rather take a more perilous route. WTF is going on, the Constitution is being trampled. This country is no longer of, by and for the people. Plans are being made

global economy may not be the answer, look at Europe with the Euro and the problems that have arisen.
5pence: (March 24, 2010 10:37am)
I ran across this quote from a noted Harvard economist. We all need to understand this. Just now on CNBC they were talking about global economic integration in the consumer protection bill. This is the quote. "democracy, national sovereignty and global economic intergration are mutually incompatible" It's possible to have any 2 but not all 3. "It's the inexcapable trilemma of the world economy" Now if this is true & if our politicans aim is global economic integration we have to forego either national sovereignty or democracy. It's quite obvious to me that democracy is being sacrificed for global economic integration & national sovereignty. How do you all feel about that? "Sovereignty is the quality of having supreme, independent authority over a territory. It can be found in a power to rule & make law that rests on a political fact for which no purely legal explanation can be provided." Making laws that need no legal reason. It appears that Constitutional rule of law doesn't matter.

What I know is that this is a great place to get different viewpoints on our entire industry. Where else are we getting realtime news on what effects the real estate biz? Just like our own disciplines, we should be policing this blog to further our education and communicate ideas. And be active in some way to further our industries. Make a phone call, write an email, whatever. Something to help. I have learned a LOT from the appraisers and even other brokers. To me, arguments are GOOD. Anecdotal stories are good. Organizing efforts are GOOD. Name calling is not. Bragging is not. Personally, I love the arguments, sans name calling. And i still believe that this site and Frank and Brian should become the leaders and spokespeople in our industry. Just MHO.

MortgageBlues: (March 24, 2010 9:21am)
Al-Appraiser- Brought up an interesting subject: Our government included a complete takeover of the student loan industry in their new ‘health care’ bill. The money these private lenders were accustomed to earning by originating and servicing student loans has now come to an end. The student loan industry will still be a profit taking venture only now the revenue which had been going to private industry will go to the federal government. Could this be a sign of things to come? Could some law makers actually be planning on eliminating Freddie and Fannie to promote a new, bigger more controlling government lending program wherein the government intends to receive some financial gain by taking over a share of some of the revenue generated by the mortgage lending industry? Just a thought.

I think we should start taking bets on freddie and fannie. I have $100 that says when they get disolved there is a new gov run mortgage giant that is 100% owned by the gov (and or fed) and all of the bad debt garbage on the books is transfered over as assets (to artificially show that the US spreadsheet isn't as bad as it is). Then a new class of bond will be issued by the US to cover all of the mortgages. Since its a pretty specific prediction anyone that wants to cover should be giving me at least 100/1 odds :)

The latest figures from the IMF tell us that debt in the G7 nations will exceed 100% of GDP by 2014. Yes, they're all shuffling along together... towards bankruptcy. Taking over vital industries helps move them down the road. It turns the industries from sources of tax revenue into expense items. The US has spent $177 billion since it decided to take over Fannie Mae's mortgage finance business, for example. And how many billions has the US spent since it took over the nation's passenger rail system in '71? We couldn't find a figure...but it must be around $50 billion. Amtrak was sold to the public in '71 as an investment opportunity. With a monopoly on rail traffic between America's most populous cities...throughout the biggest economic boom in history...you'd think Amtrak couldn't help but make money. It was supposed to turn a profit in 1974. It didn't. Nor did it make a profit in 1975...or 1976...or 1977...1978...1979...1980...etc... All the way up to today. It never made a profit.

Isn't that a bunch of crap AL Appraiser, what is student loans doing in a health care bill. It's all so friggin sneaky and corrupt imo. Government is taking everything over it seems. Government is too big. They don't know what they're doing, they can only screw things up and make everything more costly. Let the markets work !
5pence: (March 24, 2010 8:11am)
Edit: They're tried to get by using inexperienced appraisers by laying the risk more on the consumer (higher downpayment, higher credit scores). That's will work only for a little while. Another bust will be coming and sooner than most think
5pence: (March 24, 2010 8:10am)
No one knows values like an experienced appraiser. That is all they do - impartially measure the market. What are the use of new and tighter guidelines when you employ the most inept solely as a priority for profits. They're tried to get by using experienced appraisers by laying the risk more on the consumer (higher downpayment, higher credit scores). That's will work only for a little while.
AL Appraiser: (March 24, 2010 8:05am)
What if the same thing happens to Fannie/Freddie which just happened to the Student Loan Industry. As I understand it, Pelosi just hid regulation outlawing private commercial funding of student loans in favor of federal funding (a monopoly). (I my alma mater to confirm this.) This was inserted into the "health care" bill. i.e. The privitization of an entire industry was done away with with the stroke of a pen. If you owned a student loan company on Friday, today you are out of business. The future's so bright I gotta wear bliders.
5pence: (March 24, 2010 8:03am)
Come on Godlike, "no one expected this type of market this quickly" It was a scam run by the financial terrorists - investment banks. There is no way I believe the excuse that they thought prices would always go up. Total scam on everyone to get everyone in debt. They even were able to get the unemployed in debt. GS was shorting the CDO's they were creating so we know they didn't believe their own bs. We're concentrating on the results of the Dems and the governments actions in all this, when we should be looking at the actions taken - TARP and bailouts, signed without forethought. We've been scammed. Financial terrorists have blown up the system and they've been bailed out instead of being declared war on like they should have been. The smaller stable banks could have taken over if we allowed the big banks to fail. Maybe then confidence could have been restored to the system. As it stands, and with the news everyday, we are not free with these same financial terrorist in control.

5pence I don't misunderstand what appraiasers are supposed to do, I have been one. Appraisers are misunderstanding their place in the world. It's not them against everyone else. They are not the superheros that will right all wrongs. They aren't the only ones in the whole wide world who know and understand values. New and tighter guidelines haven't helped. How can you reasonably expect to find real indicators of value if you tighten the areas you can look for real comps (not just sales) and limit how far back you can go? And this is not a new attitude. The AMCs and compensation are separate issues. I have found the people that have complained the loudest over the years were the ones doing the worst jobs.
GODLIKE: (March 24, 2010 7:46am)
Was there really a big issue or was it just that everyone was doing business based upon an UP market? You do business differently when things are in a downturn. Was it just that 20/20 hindsight that lets you see how things should have been done differently to mitigate today's issues. Of course the only problem with doing that is that no one expected this type of market this quickly. I still feel that if the Dems hadn't latched onto Fannie as the poster child for bad we wouldn't be in this mess. The rest of the world was in a depression and we were the only bright spot. The issues would have surfaced in a more gradual manner rather than all at once which could have been handled with less back lash.
5pence: (March 24, 2010 7:45am)
You misunderstand what appraisers are supposed to do. Protect the banks and investors and buyers and sellers. The way it is now, sure, appraisers don't care about anyone and the fault for that is entirely through the choices made by the amc's for cheapest and fastest. From what I've heard they want F & F to be entirely funded by private investors. They can dream. They have to improve their business models and get rid of the amc's if they want investors to come back into the MBS and CDO market. You know, the world existed before MBS's and CDO's, why are we forced to keep them when no body wants to buy them? Financially the system is broken and nobody wants to fix it because the banks have bought them out. There's no incentive for the pol's to fundamentally change anything to benefit us all. Banksters brave new world.
GODLIKE: (March 24, 2010 7:37am)
Do they provide 70% of the funding right now? I know they did and then suddenly it flip flopped to FHA furnishing most of the funding. As David Stevens said, that can't continue as they aren't tasked to be America's Lender. HVCC is a huge part of that equation, but the MI issue is almost as big. I believe this blog has been the best argument for putting lenders back between the appraisers and the customers. The appraisers don't see anyone as a customer and don't seem to care one way or the other about anyone but themselves.
5pence: (March 24, 2010 7:36am)
Godlike, you're forgetting. Before the meltdown there was corruption at both the GSE's and 4 exec's were fired. Yhey replaced with more corruption. The GSE's saw the money being made by the investment banks with the MBS's & CDO's and they jumped in with both feet due to greed. Thing is, they were too late-the investment banks saw problems with defaults coming and were backing out of buying the mortgages when the GSE's jumped into the subprime market. They didn't exercise due diligence and we're all paying for it. We are not the ones to ask about what will we do without them - they need to be gone. They give themselves huge bonuses for losing money and they are a money pit for the taxpayer. There is no F & F without taxpayer funds supporting them and an illegal policy the HVCC, and without us they couldn't give themselves bonuses for failing all of us. They aren't even private anymore - we own them, and yet they still have a policy that hurts the consumer. Bottomless money pits.
frankgaray: (March 24, 2010 7:31am)
GODLIKE - Personally... I am with you on this. If they blow out FnF... what will they do? I've never been a conspiracy theorist, but what is the agenda with the Dems? You can no longer make me believe the attack on Fannie & Freddie during the election was just stupidity on their part. Yes, FHA would have much more sense to attack but it would have cost them minority votes, but I no longer think that was the rationale. What's in it for them with all this dismantling of the financial markets? No one is this stupid!

I'm sorry, but I don't see the issue with Fannie & Freddie. Until the Dems picked upon them during the election term and scared away the private investors they were doing great. If you think too much about what's going on it'll drive you drink, too much lol. Your viewership is growing and that's says a lot, but it's springtime and people are probably getting out when they can. Here's my new doom & gloom for today - End The Fed(s)! They've been on a path of bankrupting the world for decades by inflating and deflating the money supply. Taking us off the gold standard has done more to put us in debt than anything else they could have done. They can manipulate the value of money with impunity. "George Wallace once compared the Democrats to the Republicans: "There's not a dime's worth of difference between them," he said. Now, there's not a dime's worth of difference between the world's feds. Whether they speak French or Polish or English they're all taking more and more control of their respective economies. And almost all are going broke.

BoKnows... net branching is where a brokerage or broker/banker allows someone to operate as a branch of that company often as a dba so it would appear that they are their own company, when they actually are not. HUD has some strict rules for this type of arrangement if the "dba" want's to do FHA business. These rules were often skirted and not followed to the "T". Hence there is a crack down on them right now.
