Gonna have greens and black eyed peas for New Year's day. I'm looking for any edge I can get. Anything else that's supposed to be good luck on New Year's day?

Kelly, How many states does PrimeLending serve? Rumor around town is that BofA just took another pay cut. TBWS FANS: Please share stories about NMLS enforcement. Enforcement in our industry has always been lax. Curious to see what happens this time around. DIRECT YOUR REALTORS: http://www.nmlsconsumeraccess.org/

Happy New Year's Boy. Is this really the year that knowledge, experience, and integrity overcome backroom deals and part time loan officers? Man, I think it just may be! God bless us everyone.

I HATE to use this forum to ask but I am at my wits end. The bank I work for is changing from a Federal Charter to a State Bank. This means I will not be able to originate loans in any state that I don’t carry a license in. I have clients all over the county and I am ready to turn in 4 reverse loans. Does ANYONE know of a Federally Chartered bank that I can work for? I am looking for a commission position and the ability to originate loans in most states. Please do say “50 states lender” or “there aren’t any more federally chartered banks”. Any true help would be greatly appreciated – Signed Kelly, a 12 year loan officer with a real pipeline! THANK YOU!

Nothing surprises me anymore. RESPA, HVCC, Short Sales, FED changes, excessive underwriting, etc. Bring on 2011 - according to NMLS the herd has been thinned by 50% - even more here in Florida. Happy New Year.

Another year in the books. Congrats to all of us who do the real work and fight for our survival every day. We hung in when the corporate frauds bet against us. They were wrong! Let's make 2011 the year of the payback. Happy New Year All!!

Hey Guys--A shout out from a few hundred miles south! Your broadcast is a motivating way to start out the day (late this AM, though). When you're out of town it feels like a friend is absent...seriously. Keep the great info flowing. We're out here in "hopeful" mode...and giving serious attention to picking up the phone and other means of gettin' em in!

Speaking of me thinking my business will be up in 2011, I've sent you guys a couple of emails about adding TBWS video marketing to my website but haven't gotten back a reply.

I was introduced to your web site earlier this year by a colleague. One of the best referrals I received and enjoy watching just about every day. You guys are good enough, smart enough, and gosh darn it people like you. Looking forward to a profitable new year with TBWS in my tool belt. Happy New Year.

My prediction for the new year is business will be up - considerably. People are tired of being scared, or have gotten used to it and will be buying at a much greater pace than the last 2 years. Also this new Congress gives the people hope for the first time in 2 years as well. This is based upon the attitudes of the buyers I encounter and the buyers all my builders are encountering. There's a new feeling of optimism in the air of the buying public. Rising rates won't hurt either!!! It tells them to get off their butt and get out there before prices and rates rise too much.

Thanks for all the encouragement in 2010. There were more than a couple of days that I started with a lousy outlook on the industry and you guys redirected me. Congratulations on your success this year as well and best wishes for an even better 2011.

Not a bad year considering all the challenges we faced. Thank you TBWS for all the advice. I've watched 2/3 of all the shows this year. Great to hear all the industry insight before I start my day every morning.

Thank you for your incredible encouragement about the future in our industry. Dallas was a HUGE kick in the pants. The Daily show just keeps it coming. Rock on.... we all need you.
