HVCC - First American has an AMC business arm that recently posted a new job - Appraiser Coordinator. http://jobs.firstam.com/jobs/205840-Appraisal-Coordinator.aspx - Job responsibilities include placing orders with appraisers with the lowest fee to maintain profitability....if the appraiser request a higher fee... than you are to get two additional quotes. The position is specific to Quantrix that was originally owned by Chase. Quantrix appraisers are being moved over to the First American platform. Appraiser fees are expected to be reduced by another 15%.

Cornerstone Kathy- You are right! Buy a house and turn it into a home, not an ATM. And no one should be jealous of those in need of a loan modification. If you are still making your payments but you have no equity, so what? At least you can live on what you make!! Would you rather be 9 mths or more behind on your mortgage, behind on car payments,living on one income of less that 48 thou a year with debt collectors calling you 16 times a day? Would you?

If the borrower decides to e-mail it to the lender - fine. I'm tired of slicing and dicing of reports and if that's what the borrower wants, it's theirs to do with what they wish. I've mentioned the Skunk Cuomo on his run for Gov at various sites and put TBWS in as the ones to go see. Hopefully your audience will grow. Andy Schmuck Cuomo is an ok AG, let him stay there.

Nice Brian, but e-mailing to the lender is not good. Just let the homeowner shop it around wherever they want with physical copies. If the lender is involved in even just delivery, there will be slicing and dicing of the report. Frank, you only need one appraisal - the bank has to do i's risk assessment AGAIN! Poor bank? Not!!

It must be very high on quality control {sarcasm} if they only use fanatical appraisers that can turn out 3-5 appraisals a day at $150 per 1004! joecolorado,5pence and all of us: Maybe we should all get up in the morning and call the appraisal board in our state and see when there next meeting is and converge on them. None of us can afford to go to Washington (Can We, I Can't)My Florida appraisal board refuses to protect us. This year I have to pay $600.00 for E & O, Maybe $500.00 for containing ed,$1,750.00 for soft ware,etc. Sop what are they doing for us. I suggest we start with our state boards and then move national. If we have to pay for all of this doodoo so should the TOO BIG TO FAIL and Macs (Huge conflict) I thought after the Saving & Loans Scandal that we (citizens,los brokers(etc.) were put to standers to make sure this doodoo did not happen again. We need a roster from each state and appoint someone to speak for us then travel forward. Sorry but I am WINEING ($2.97 a bottle @ Walmar

Deedie-in that same issue there is an item about appraiserloft promoting a review of an appraisal in 10 minutes!Now THAT is the problem with our industry,we bust our buns to produce a credible defensible report that can be reviewed in just 10 easy minutes!What kind of reviewer can make an educated consideration of an appraisal in just 10 easy minutes.I cant even READ an appraisal in 10 mins never mind give a qualified definitive review in 10 mins.Perhaps THATS the issue....we are only as good as a 10 min review affords,thats why we are being shoveled to the side,we only warrant less than 10 mins before someone in appraiserloft decides that the appraisal is faulty.mmmmmm

LinvinginDC ....your "old saying" is mornonic. The NMLS applies to bankers and brokers and good luck with your testing. Many of the industry leaders and high producers still broker loans. Most of the brokers who folded and went to work for banks did so because they couldn't afford health benefits with such low production so bankers are sitting with the bottom feeders of the brokerage business. Enjoy that ONE ratesheet you are selling that's loaded with enough backside gain to buy benefits for every mediocre producer in your company.

Cornerstonekathy-Even if the dollar is devaulued, the actual debt doesnt get absolved,the debt is still there it just means that the actual payment of the debt is covered by a less expensive dollar.Theoretically the same debt costs more as there is less of the dollar to go round. Devaluation happened in Britain in 1972 and in Germany in 1973(I think)which meant a loaf of bread went from 85 pence on friday to one pound on monday(an incease of 15%)BUT the pound never actually changed,it was an accounting "fix" not a physical fix and as usual the working man/woman got screwed by the pols as the first thing on the 1973 budget was increasing tax to counteract the devaluation of the pound & Value Added Tax(VAT) was introduced(was 2% in 1973 but is now 17.5%).go figure.

5pence..I wrote that yesterday because I genuinely missed you. I dont always agree with everything you say but you are passionate and motivational therefore I applaud you. I have spent too many hours on these problems to the point that my business was beginning to suffer. I was spending more hours fighting and trying to organize people on our beliefs than I was trying to keep my head above water. I lost 2 more employees in December. I had to tell people that I had worked with for over 10 years at Christmas that they had to go. It was one of the worst weeks of my life. I will continue to work towards a solution for the profession and in diversifying my business towards a future. In the meantime your blogg is a highlight of my day!

More results for today: Appraisers forming their own AMC, CO-OPS, HVCC compliant software programs to enable full fees and assuring that quality work gets priority. Results = 0. Joining Unions and all the new organizations popping up that want funds to save us. Results = 0. Having a place to complain to, the IVPI which was supposed to be enacted along with the HVCC. Results = 0. Attempts at logic about the banksters owning the AMC's is akin to the fox guarding the henhouse. Results of using common sense and logic? Results = 0. We have to seize this chance to do something before this chance disappears along with our professions. NO ONE IS LISTENING - NO ONE. We have to make them listen. It's not just for us that we would do it, it's for the future of this great country.

CornerstoneCathy: I always have time to blog & try to get people into action to change things. Call it a passion. It just seems like no one seems to care anymore & I find that very sad. There's much more at stake than appraisers & brokers fees, it's the law of the land that's being violated daily. Corruption at the heads of government is so pervasive they can't even see they're running us off a cliff by stealing our future for pork. The dollar must be devalued so that the national debt, $2 trillion dollars can be manageable. They say interest payments alone on the debt will be more than the gross national product within 7 years. Obama wants to take $30 billion of tarp funds, where it expressly says that this money is to be used to pay the national debt, & waste it on pet projects that will have no effect on joblessness. If the dollar were devalued, say 90%, then 10% of $2 trillion is $200 billion, very manageable. Anybody see any different? A lower dollar is needed to create jobs too.

If you continue to watch and follow TBWS you must have some faith in Brian and Frank and the people they have chosen to associate with. The National Association of Independent Housing Professionals (NAIHP) is a young organization But it is up and running. The the people involved are doing something...not just talking about it. Hey, we need to talk...its how things START...But these guys have been out MEETING with the people..... Cuomo, Senators, Members of Congress and the Agency Heads that will ultimately be making the decisions ending or seriously modifying the havoc caused by the HVCC. I have faith and confidence in Marc Savitt, Frank and Brian. I am backing the NAIHP and have GLADLY paid my $50. I got to see some results and ACTION before I put my money up. Lets get behind the NAIHP. This is going to spread the same way we got the HVCC Petition up to 115,000 plus signatures. Spread the word. Appraisers, LO's, Title People, Realtors, Workers in your office, Processors. SIGN UP!

EVERYONE should really read the link from the first american job posting mentioned below. Appraisal coordinator. That is amazing that all that was in there. That says it all. Get the biggest rat for the smallest piece of cheese. Never once was "quality" mentioned. That was a scary read. Also I watched the "You Tube" video, Hitler on HVCC. It's funny in content and says it all but no audio and "Hitler" maybe another dictator or something. Makes it kinda hard to watch. Too bad could have been really good. Worth checking out.

If we know Cuomo, after this lawsuit he should strip all appraisers of their licenses/certifications if they do not work directly as staff appraisers for B of A or lenders aid - Their own AMC, not for any reason, but anybody know how the guy that threatened Cuomo is fairing, I am sure they reduced his bail. If its over 50 bucks, I am sure he is still sitting in jail. on the bright side, he has got a roof over his head and three meals, better than some of my (appraiser friends), The sad part of that is that it really is true.

They think we're pushovers. They take away our voice in Government investigations of what went wrong, they've taken away our voice in anything that matters, they've hijacked our appraisal organizations, they've taken our individual dignity & our careers and are busy reducing us to the lowest common denominator so they can replace us with AVM's. They know they've kept appaisers at odds with each other for years with the lenders playing one appraiser against the other for work-and we've never really organized for the benefit of our profession. All the organizations are bought out and that also helps to silence us. It's like herding cats is what they say about us & organization. Fiercely independent is what I say. We need to show them that we will be listened to and we won't take no for an answer. They were chittin bricks over Brown winning in Mass., imagine if we can get Cuomo defeated. They'd be chitting tons of bricks & would bend over backwards to please. Cuomo should have kept in NY.

NEW YORK - New York's attorney general charged Bank of America Corp , former Chief Executive Kenneth Lewis and former Chief Financial Officer Joe Price with fraud for allegedly misleading shareholders about the bank's acquisition of Merrill Lynch & Co.
Separately, the U.S. Securities and Exchange Commission said the largest U.S. bank agreed to pay a $150 million civil fine and strengthen disclosure and corporate governance to settle its two lawsuits alleging poor disclosure of Merrill's losses and bonus payouts. The accord requires court approval.
Invoking a powerful state law used to combat securities fraud, New York Attorney General Andrew Cuomo filed a civil lawsuit on Thursday accusing Bank of America, Lewis and Price of intentionally failing to disclose massive losses at Merrill prior to a December 5 shareholder vote on the merger.

Here's the results so far. Mailing and contacting state representatives. Results = 0. Lawsuits in the works that will have a chance of winning. Results = 0. Petitions, even hand delivered. Results = 0. Writing your State reps and meeting them is not new. Many have been doing it for a year or more. Any tangible results? = 0. Ads were suggested to educate the public. Results = 0 because not enough people signed up to pay for it. We are not going to get anywhere without actions. You may or my not like me and my views, but you know I'm right. Change that "might" occur in a corrupt Government, if they happen, will take years & there will be so much pork added to any real change that the original goals will be muted and unrecognizable, if the intended exist exist at all. We need something new, something that will make people sit up and take notice. All this complaining and fulminating is getting us no where quick. They just aren't listening. We have to make them listen to us, not the AI etc.

I spoke with Govenor Millers office and I was told that the best thing we could do is contact our local senators as that really makes a difference. He is the leader of the House trying to sunset the HVCC. His scheduler said I may get one in mid Feb. I'm not sure if this has been mentioned before because it is rare that I would come up with an original idea but what if instead of each of us writing to our individual legislators we all got together daily and focused writing to a designated individual(s) and overwhelming them with email. Say on Monday all of us wrote to the senators of New York. Instead of them getting a few emails from their constituents on a given day, they got thousands from all over the country on a single day, wouldn't that get their attention? Then on Tuesday, the senators from California. Wednesday, maybe the media, Thursday, the president, etc. If we had someone to coordinate the effort, Frank? Brian? I think it could be very effective.

Kristeen - I feel for you, it's so sad. The consumer is getting screwed and the AMC's are really just ripping them off. It makes no business sense at all to have to hang your own livelihood on an unknown quantity like who gets to pick the appraiser. Especially when the ones doing the picking are profit entities that have no concerns about you or the consumer. F & F are hostages thanks to Cuomo. Did he really get $10 million from 2 of he too big to fail banks? Seems like that should be illegal, but he found a way around it, I'm sure. Learns the law so he can create his own outside the law empire. That's one Putz that needs to be put in his place.

Another two low appraisals today. One appraisal came from a Wells Fargo appraiser 50 miles away. In our town, there are hundreds of appraisers that could have done a better job. This consumer will get denied the ability to save almost $200/month.

Frank and Brian-Rep Miller,(my Rep in the House) who is tying to sunset the HVCC, will be in his Brea office in mid Feb. I have requested a personal meeting with Mr. Miller on the subject of HVCC thru his personal district manager. He needs to hear more of the horror stories about this fleecing of America by the big banks and i would like to know what is the status of this problem. Can we all do research like mardi gras madam and forward all these illegal and unethical jobs/orders to someone and hand it over at the next cuomo meeting or give it to the media, or make a website that shows whats really going on. maybe 20 boxes of requests to violate USPAP and new (and worse) pressure on appraisers from bank owned AMC's and how each borrower and buyer are getting screwed. Any better or other ideas that might work??? I do not know how the appraisers can fight back since the system is designed to make the worst appraisers profit and the better ones forced out. I cant make appraisers stop working cheaply for AMC's, and few full pay jobs are getting harder and harder to find.

Mardi Gras Madam:, kat; THE FACT THAT THEY CLEARLY STATE -VENDORS (OUTSIDE INDEPENDENT APPRAISRS) a search for lowest fee appraiser to maximize profit and any increase in fee over 1 .5 mil (which violates USPAP) shows the pressure put on the independent appraiser. Its a joke. If this does not change, every day the real estate industry will get worse. Everyone knows what is going on and not one politician on either side is taking a real stand for us. Does any body have any ideas on how to stop this, I cant write any more letters or sign any more petitions. Can someone give these to any AG that can fight on our behalf. If the average appraisal cost $350 (which was high for the midwest)and a good appraiser can reasonably complete two a day that only adds up to $255K a year working all 365 days @ 2 per day. Statistics provided at a recent CE class showed that back in the day, the average appraiser made between $50K and $75K per year.

Congrats to appraisers that can make 300k+/year. However, unless you employ several appraisers to work with you and are basically the "man behind the curtain" distributing the deals, there's no way you can make that kind of money. I applaud those that can do this and still maintain a high quality report, but for those of us that choose to remain small and do the work ourselves, there's just not enough time in the day to develop enough appraisals to make that kind of money - especially these days. If you can squeeze out 70-80K per year, you'd be doing something in today's environment.

Cornerstone Kathy - We bought our home in 1989 right before the last downturn, lost our entire 1/3 down (on paper), but bought the home to raise a family, good schools. Our kids have nothing but wonderful memories of this home. Selling now, as everyone has grown up and married. Everyone that looks at the house just wants to know, will the market continue to go down? Will I make lots of money in 3-5 yrs? Can't believe we are the only people left that want to raise a family and create those memories. Hopefully the right buyer is out there and can appreciate the beautiful home that this is. Wake up America, where are your values? I think it is imperative that you continue to bring to the forefront the antics of both Cuomo and Barney Frank. Between the two of them, they have made 2010 the worst year to do business in our industry--and I have been around since 1992 and am no neophyte. If the HVCC appraisal doesn't kill the deal, waiting to get a GFE prepared correctly (especially in a state like NY with mortgage tax and where we don't close in escrow)will. The next point I would love to see discussed is this: why as a mortgage broker must I be licensed and take a myriad of tests when if I zip off to a bank I don't need to? How is it legal to create a separate litmus test for one group of originators but not another?
If we really want to change what is happening, ousting Barney Frank and watching him fade into obscurity is our first course of action.

Call me crazy but I think some of our housing crisis is a part of the loss of Americas core values. Where have the buyers gone that purchase a house because they love it, its close to their families and they want to build their childrens memories there. A place where they would always want to call home? Would you default on that even if the value had gone down if you could avoid it? People are now trained not to make emotional decisions about their homes..but I love my house, I clean it, I have everyone for Thanksgiving dinner there and I brought my babies home from the hospital to their nursury that I painted myself.
