Happy Easter Southland ! I look forward to more. Send your bet fugly stories to Pam Crowley in Fla. She is #1 in the fight against ... she saw it in 2007 and has been compiling stories for the FBI, DOJ and sinister lawyers on her side ever since she won the lawsuit against Chase/eappraisit. The more info they have the better. We all know it isn't going to get any better, so the stories that grow will illustrate to even the fkn blind things are getting worse. http://www.mortgagefraudblog.com/index.php/weblog/permalink/eappraiseit_v_crowley_update/

Spence I have a link to my RegionsLawsuit.com from the SouthlandAppraisersUnion.site they are the worst. Check out the THONG Thursday. Regions earned the respect of all, and Amsouth was the sorriest, So Amsouth bought Regions, so they bought the name, but kept their policies. How they sleep I do not know, BUT I have Bankers sending me stories now... this is going to be fun and guess what--- SOON SouthlandAppraisersMortgage.com right now it will be a recommended mortgage company site. but where it could go it open...RECOMMENDED APPRAISERS

Edit: What was valued at AAA by the ratings agencies for CDO's (sub prime mortages) was really junk. Now Americas debt is valued at AAA. Uhhh

1st-the Fed gives them $9 to every $1 of our deposits to gamble. They take $60 to $1 leverage without fear. They are gambling addicts and it's up to us to put them in their proper place that they will not assume. Won't. If our money was based on gold the value of the dollar would be going up right now, Instead, the junk that rating agencies valued at AAA for their bank benefactors is now ours and our threat to lose. Hello 3rd world

Banks have gone over the brink - we don't have to despite what they're stealing. I won't follow them over the cliff. Moral crisis and they've crossed the line of our God given rights and whats more, they intend to continue on the path to drain us dry

It is almost as if we have gone past the point of no return. In the Corp that simply means it will do no good to try and go back, we would not make it. All we can do is take what we have left and make it work. Appraisers soon to stand tall.... Happy easter.

Someone mentioned how do we get our representatives to vote in term limits to limit their own terms? We don't - because of the mentality in Washington, it isn't going to happen anytime soon. It's up to us to police our representatives and vote them out whether they're doing really good or not after 1 or 2 terms. It has to become the law of the land and the will of the people without regard for loyalties or party lines. I know it sounds cold, but it's right and it lets government know that "we the people" are in charge. That way we get people in there that want to serve the people and know that they only have 1 or 2 terms to do the best they can. As it now stands our representatives are the wayward children that need a spanking and WE are the parents that make the rules - not the other way around. Spankety spankety spank them right out office for the will of the people and the power of the people to be restored to this once great republic. JMVHO

Hi Allison: These are 2 people that work with Sen Kanjorski and you can write them and your messages will be handed over to the Senator. Mr Kanjorski gets it more than anyone else in government. You'd honestly think he was an appraiser with his stance on the issues. He wants to get rid of HVCC and is more adamant about it than anyone else. Send to: "karen feather" <[email protected]> or "todd harper" <[email protected]>

God help me, i agree with 5pence. joe, clueles and fha steve have it right too, and expressed without the venom, as always. For those who want to hold on to your party, you are the problem and dont even know it. It started with Reagan and has been downhill ever since, No matter who was or is in office. They (Repub or Dems) know that most will vote party line and they keep pointing at the other side and saying "see, they are the problem" and you bite, hook, line and sinker. Until you remove the blinders, you will never see how manipulated you are to feed their machines. I fear for all of us who do not see the truth. VOTING FOR THE LEAST OF TWO EVILS is NO LONGER ENOUGH. A third viable option is the only answer, until they are corrupted. Until then understand the new breed of intelligent criminals we vote into office that make themselves and family rich off the people. Both parties suck and want you to feel hatred for the other side, it keeps you in line. sad, we all need to grow up.

I understand that Rep Paul Kanjorski from Pennsylvania is trying to address the HVCC disaster in the new Consumer Financial Protection bill that has gone back to the house. Well talking to my states banking dept...they said no specific credit score requirements they said the credit report is MANDATED by the f-in Feds not states. She thinks also if they try to enforce the credit requirements they'll get slapped with a lawsuit. Also, only 29 people in my state have looked into testing with 2 months left. WHAT A JOKE the bank LOs don;t have to et licensed lets hope FHA makes them get licensed. Also, Frank and Brian why would you think not extending the tax credits will be GOOD for housing?? Everyone I talked to said it will hurt this summer.

I've got some things to do - good discussions today! For you polarizing Dems and Reps, you're not seeing the forest for the trees. Deep in the heart of that jungle is the corporate beast they've all been serving and selling our collective souls to. See the forest - don't concentrate on the trees as if one tree is so much different than the others. They are ALL the forest we're lost in.

TBone : It gets more ludicrous every day. Next thing you know they'll be charging you for the paper they use and forwarding the phone bills for their calls to you to you. I agree, it makes absolutely no sense. They are the ones that should be doing the review at their cost at the behest of their investor. My guess is that there's no appraiser at that AMC that can do a review. Still, it's their problem, not yours IMHO. I'd report it to anyone and everyone I could. The Imaginary Valuation Protection Institute still hasn't been installed so there's no direct way to complain. I hope you can get it worked out.

I want to make one more point then I will, hush. A few years ago I was in costa rica chasing the women, they run slow there. I read an article in the paper, a 12 yr old boy with cancer was dying, he want to see Disney world, a nurse agreed to take him, the coummunity raised the money. He could not go becase his visa was denied, he did not have $20,000 in assets. In a country where $100 a week is good money. 20k is 200 times their weekly pay. Equally a person here that made $1000 a week would have to have $200,000 in the bank or property to visit Costa Rica. I was so ashamed at that moment it made me take a real look. We do not give anyone a chance to get a work permit, but the govt brings in 100,000 a year from Africa and Middle east. We piss down the latino's back and tell them it is raining. So you guessed it Honduraslifestyles.com I am going to feed osme kids, open a few Artist Internet cafes, and try to do something that makes me proud of myself again. Kinda of an American thing

Absolutely right NMBLOL, every day our rights are being stolen by private interests with the help of the corrupt paid for politicians. None are in there for the people. They vote on proposals and bills they don't even read - Why? Because their lobbyist says to. It doesn't matter if the bills steals a sliver of our rights - it's OUR rights and they need to defend OUR rights! Our rights are very valuable to banking, insurance and other private industries. Very, very valuable. For every right they can take it means billions, ohh wait, trillions in their pockets. And the corporate crooks know that as they slip pork in unrelated bills, while the politicians turn a blind eye, just don't care or are caught napping by Frank & Brian. Something is rotting in the halls of Government and it's the career politicians that do as little as possible to keep their cushy jobs, golden parachute retirements & offers of big corps to be on their boards or to lobby for them after "public service". (sarcasm}
Bend it Like Barney: (April 02, 2010 10:23am)
All these politicians should be taken out in the middle of the night by a few guys from the Soprano's. Then they should stuff their heads with cow manure and kick their heads down the streets of Washington like a soccer ball. We could make a movie called "Bend it like Barney"..pun intended!

Mexicans, they work. I have the solution. ON JUNE 27TH this year we are going to sell any Illegal mexican a green work visa for $500 a year, and it has a green coded SSn, and he pays taxes , they would line up from Texas to the Mississippi, that would generate about 8,000,000 x $500 = $4,000,000,000 and the tax as they work. THEY WANT TO WORK, THEY WANT TO PAY TAXES. BUt we have ot keep the public scared, as long as they are sacred we can do what we want with them, Regions bank is the prime example RegionsLawsuit.com is my venting site, You see as a US Marine, I like it where I can fire in any direction and hit the enemy, some say surrounded, to a marine it is an optimum situation....

Weeding out the long term politicians would definitely send a message to all those whom aspire serve the people. Yes, it has been a long time since the majority of our law makers in Washington put serving the people as their top priority. Too many are drawn to political office for their own narcissistic reasons and their desire to control and manipulate the system. How often have we seen votes straight down party lines and watched our representative’s obvious attempts to control the house or senate while neglecting their duty to support or oppose important national matters? The great change we need in Washington is to limit the terms these law makers can serve. Just like the president can only serve a maximum of two four year terms so should it be for congressmen and senators. This would dispel the ‘good old boys club’ mentality and put more pressure and politicians to actually SERVE the people. The only real problem would be getting the majority of them to all pass a law shortening their own terms in office.

clulessdad: (April 02, 2010 9:49am)
no more brokers-I have a deep resentment of anyone in politics nowadays and the banking and drug lobby that have now influenced all of them in Wash. But voting out the elected will still not solve it. With the recent Supreme Court decision, it will only get worse. This country is on the brink of something and I don't like it. They need to know that WE the people are in control. That certainly can't cause any harm to the broken system we've got and I believe it's the only cure for a sick system where Senators and Representatives trade stories of how much money they got from special interests and how great it is to be "above" the regular folk. Give me a James Stewart in Mr Smith goes to Washington! They're out there, a need for them to serve will bring out the best.
AGirlNamedTBone: (April 02, 2010 9:41am)
So how's this for a new revenue stream for the investors: I have had a rash of requirements for DESK REVIEWS on appraisals ordered thru the investors' own AMC. I thought this was the tiny glimmer of goodness HVCC offered: that at least investors would accept the outrageously overpriced report without questioning the content because they sanctioned the appraiser. My question is this: If I'm using THEIR GUY, why do I have to be penalized for a DESK REVIEW on THEIR GUY'S WORK???

OK, FOLKS. AS FAR AS THE POLL QUESTION, I THINK ITS A GOOD ONE. THE BOWOWER IN THE END NEEDS TO TAKE AT LEAST SOME RESPONSIBILITY. IF THEY HAVE ANY QUESTIONS ABOUT WHAT THEY ARE SIGNING THEY CAN ALWAYS ASK. IF THE LOAN OFFICER LIES TO THEM WELL, THEN THE BORROWER CAN SUE HIM AND HAVE HIS LICENSE REVOKED. WE ARE ALL NOT CHILDREN. SOME PEOPLE REALLY SHOULD NEVER BUY A HOUSE, KINDA LIKE SOME PEOPLE SHOULD NOT VOTE. UNFORTUNATELY, WE ALL NOW ARE SUFFERING FROM BOTH.... JOE COLORADO <<THIS>> mess did start with the election. Other messes began at other times. YMMV If you will notice, most of the messes we are dealing with at the moment are of the "We've got the power and we're gonna us it variety." Look at the votes on every bill you and all of us are complaining about and you'll see a completely partisan vote. It's too many dems voting against too few republicans and the bills and all their riders and earmarks have passed because there isn't enough opposition to be able to do a damn thing. An article I read recently said we were all too caught up in the main titles of these bills and that the most damage was coming from the earmarks and riders. They said they were the real reasons for most of the bills.

No double dip on tax credits: (April 02, 2010 8:48am)
FYI CJTAZ there is no double dipping of credits. I know our lawmakers are a little stupid but giving these people $18k to buy a home when they would have bought anyway is absurd. After reading the text of the bill AB183, it appears that the two credits (State and Federal) cannot be combined. I originally thought they could based upon the article on the CAR home page. But the text of the bill reads: c) (1) (A) A taxpayer may, but is not required to, reserve a credit prior to close of escrow for the purchase of a qualified principal residence that has never been occupied. To reserve a credit, the taxpayer and seller shall jointly sign and submit to the Franchise Tax Board a certification that they have entered into an enforceable contract on or after May 1, 2010, and on or before December 31, 2010 Hopefully your agents won't start crying when they hear this

No More Brokers LOL – Everyone with half a brain knows that your local vote almost never counts. Incumbents rarely get voted out because of gerrymandering (politicians for both sides of the aisle redrawing their district lines to fix the elections) I was a CAR delegate who went with our lobbyists and went to our legislator’s offices and convinced them to vote or not to vote on RE issues affecting our industry. Politicians do NOT take single voters seriously. Even if we do get a certain Dem or Rep removed, they are replaced by another politician who listens to the lobbyist with the most money, and the most voters in their group, not the lone voter. http://www.ipetitions.com/petition/kill_hvcc/

Ok Appraisers, or loan officers. Tell me your story, not your name or even city, just the TRUE story. THE MORE people begin to understand what we face, to more likely it is to change. I will put the story on the website and on Utube. www.SouthlandAppraisersUnion.com . Stand up or lay down.

No More Broker LOL-It is guys like FHA Steve that put out effort to help all of our industry. I am sure that whatever you do in this industry, you will benefit from the actions of people like him. You should say Thank you! But if you don't like that, we can always meet after gym class or study hall. You need to grow up.

LET'S DO THE MATH! (this made me sick and explains my finances) Prior to the election FHA only had 20-30% of the business. Now basically all we have is FHA and while the FHA numbers have climbed business levels are still only at about 35% of pre election sales. FHA says that 80% of their business is first time homebuyers (which they also say is not good). If they lose 80% of the first time homebuyers due to the loss of the tax credit then we will be working with (35% x 80% =) 28% of the business we had at the time of the election. Can the country's economy sustain itself with those numbers? Maybe that's the root cause of so few people actually getting SAFE Act and NML compliant.
DLONG: (April 02, 2010 8:00am)
loans and make a determination that way. Yes the knowlege that is being demanded as a standard now is a good thing. It just the blanket unrelated discrimination that pisses me off. I mean it is very well known that our industry is second to the service industry in "drinking" just take it from what you see on the daily half the time. And also most of these "get the wrong people out" comments come from the most under educated, incompetant LO'S i have ever met. Now before anyone says anything, i am not reffering to my self so dont take jabs at that just think about what i am saying here. Its like arresting people inside a bar, for a murder charge, simply becuase they own a car... not the right way if you ask me. That being said i dont have a solution just a complaint.

YES THERE WILL BE ANOTHER TAX CREDIT! Cmon guys it's an election year. They will have to create a problem and the resulting hue and cry then they can swoop in like a knight in shining armor to correct the problem they created and look like the good guys all the while intoning VOTE FOR ME IN NOVEMBER. The Dems have no hope of retaining any sembalance of control if they don't manufacture and a correct a few problems to get a little positive public sentiment going their way.

Frank... now Frank we have spoken about the jumping out of the plane issue before :)... i think u just end it with your Guinness toast is the perfect way to end the show. On a totally unrealted issue to the days disscusion, i think all this crap about people saying these new harsher licensing laws are good inorder to get the "wrong people" out of the biz. That blanket statment just makes me mad. I have seen and known soooo many LO's with clean historys being the most unethical and fraudulent people in the game today. Where as i have also seen people with DUI's and unrelated issues ( wich would still exclude them from licensin) being so legit they have turned down loans with 15k in rev. at a clear to close stage becuase they caught fraud on their borrowers end. Just saying unless the history that is preventing the licensing is related to fraud or financal crime, then there must be a better way to evaluate the indiviual.... oh i dont konw maybe a review of the past 6 years of there
No More Brokers: (April 02, 2010 7:53am)
Would you consider this another way to isolate mortgage brokers? Meaning if you start coming after wholesale lenders maybe they will just leave wholesale then there is no more broker.
GODLIKE: (April 02, 2010 7:52am)
Once again your poll doesn't go quite far enough. Yes, I believe the wholesalers should be responsible for their brokers actions - IF it was an action that the wholesaler could have found and fixed such as an incorrect or out of compliance GFE, TIL or something like that. Charging too much? You aren't supposed to be able to control pricing. Each company sets the profit margin they are comfortable with or else need to be able to continue to operate and the consumer is supposed to decide if they feel comfortable paying that price. Some companies furnish more than the minimum amount of service and make their customers more safe and secure. Wasn't it Teddy Roosevelt way back in the early 1900s who was big into Trust busting and price fixing?
Edward Teach: (April 02, 2010 7:47am)
I'm not sure that WS lenders should be held accountable, but they sure could be. They have access to page four of the 1003, just like the broker, the branch manager and the LO. All of these people could be responsible, but especially the LO.
GODLIKE: (April 02, 2010 7:47am)
I'm not sure I buy the whole one race got charged more than the others thang. Now if it were Asians that showed to get charged more I'd say THEY were onto something since culturally the Asians tend to have better credit than whites, hispanic or blacks. Culturally the blacks tend to have lower credit scores than asians, hispanics or whites so I'm thinking there's more to this than meets the eyes. I would buy that some people got charged more because they were pains in the butts or that there was extra work performed to document their situation or, in our case, where we perform our own credit corrections.

tcurtis: (April 02, 2010 6:58am)
I answered no to blaming the wholesaler for broker actions, but the broker sure got blamed for a lot of things that they were not rsponsible for...
RMW: (April 02, 2010 6:57am)
As a wholesale lender, I find it interesting that the DOJ will hold us accountable for the poor fee decisions of "some" brokers. I have reviewed fees from brokers myself, and my question is; what will the DOJ do when they find out that a majority of minority brokers charged higher origination fees to minorities than fees they charged to their Hispanic, or White customers? I am not singling any one race out, because this type of fee charging can be found in loans no matter what the LO’s race maybe. It is unfortunate we have to continue to answer for these LO’s/broker’s, WHO probably are no longer lending (thank God), or will never pass the test’s. Whatever the case maybe, I hope they all go back to the car lots from which they came!

WE ARE TRYING TO CHANGE THAT ! And we need YOUR help! None of this BLEEP happens over nite, and none of it happens at all if people like you don't help! It doesn't take that much time to write a letter to your Congressman, or Representative. Right now in CA as of March 25th. OREA has 13,244 active appraisers. One month ago it was over 15,000. We are dropping like flies. Which is not a bad thing right now until we get the numbers back into the realistic zone and get rid of the riff raff that works for pennies and doesn't really want to be part of the profession and the group in general. I say screw them, and let them go the way of the DODO. They were never part of this group anyway, They were just parasites living off the good work done by the real members of this profession. They BLEEP in our nest, and I don't like that! As a result we have BLEEP to contend with like the HVCC, and $175 fees. But, all that said,,, if we don't stand up and fight, we will ALL BE OUT OF A JOB !!! I personally have invested 10 years and many thousands of dollars in the appraising profession, and I'm not looking to lose all that. I can understand your frustration,
Anonymous: (April 02, 2010 6:50am)
Before you take exception to our group you should know a couple of things. First we are the first group in this state who has not been established by a bunch of whiners. The people in this group all have a common goal to take our livelihood back from the a__holes in banking, and we are going to do it with political support and laws written in our favor. This does not happen over night and it certainly doesn't happen if people like you won't accept the fact that change can happen in the first place . Also it won't happen if people like you don't participate. It doesn't matter if everyone else has failed, they didn't try hard enough! Plain fact !!!,,, If they had tried harder, there would be some evidence of their previous existence! We are trying to do something to benefit us all, and have been well received by both parties of politicians, and the OREA too, as well as most of the industry in general. There will be benefits to being a part of our group, and in fact there are already some coming, after only 2 months in existence. There are articles coming in our industry publications to inform people like you of our intentions and things we have accom

Sent: Thursday, April 01, 2010 4:17 PM Subject: CCAP, You need to get off your ass and join, not whine! Your response was forwarded to me by the guy who sent out the email to you in the first place. I have a somewhat more curt assessment of your response to our effort to organize the unwilling into a viable group.. Let me tell you what,, I am a Machinist, and an Appraiser, cuz I need two jobs to keep me afloat. I can totally understand your position, but I can't even agree with it. Both me and my Wife are CREA's and I have a Machine Shop too. I just did my first appraisal this year, last Monday 3/29/10. My wife has done only 1 also. But, I know this will change, and I am going to help make it change. It doesn't count if you sit back and do nothing, You can't bitch if you don't help! And frankly I don't really want your whining ass riding my coattails, and benefiting financially from my hard work. If you are going to be part of this profession, then you need to step up! I can also understand your reluctance to join when it is a proven fact most appraisers live in holes and only stick their heads out to check the wind direction. I suspect you
